Building a villa: Construction method, planning & costs

Whether you want to build a detached house or a villa, there are a few things to consider when planning so that nothing can go wrong. Here we present the most important tips that you should consider when building your dream villa. From the special construction method and the right interior design to renovating a villa. Here you can find out everything you need to know about this special and exclusive building type.

In general, the house building 1×1:

What is the best way to start?

The start of villa planning is crucial to the success of the project. Here are some important steps to get you off to the best start:

  1. Property search
  2. Budget determination
  3. Architects and planning
  4. Building permits

Find a suitable plot that meets your needs and budget requirements. The location, surroundings and soil conditions are important factors to consider when making your choice. Then define a realistic budget for the construction of your villa. Take into account not only the construction costs, but also ancillary costs such as building permits, taxes(land transfer tax on purchase, later the annual property tax) and any extras such as a pool or gardens, technology and staff.

Once everything is prepared, look for an experienced architect or planning office to translate your ideas and requirements into a design. Working with experts is crucial to the success of the project. Clarify the necessary building permits and regulations that apply to your property and your project at an early stage. This will avoid delays and problems later on.

What is possible when building a villa?

The design of your villa depends on your personal preferences and requirements. Here are some options:

  • Classic
  • Mediterranean
  • Modern
  • With or without pool

A classic villa is characterized by timeless architecture and traditional elements. This can include columns, stucco decorations and symmetrical façades. Mediterranean villas are inspired by the coastal regions of the Mediterranean and are characterized by terracotta roofs, arcades and Mediterranean plants. Modern villas are characterized by minimalist design and feature clean lines, large windows and innovative materials.

A pool can be an attractive addition to your villa, especially in warm climates. The design and size of the pool should fit in well with the overall concept. If you don’t want a pool, you can use the space for a beautiful garden, terrace or other outdoor areas instead.

What to look out for during construction?

When building your villa, there are a few important points you should pay attention to:

  1. Quality
  2. Energy efficiency
  3. Sustainability
  4. Flexibility:

Ensure that the construction quality and materials meet the agreed standards to avoid future problems. Integrate energy-efficient solutions to reduce long-term costs and environmental impact. Consider sustainable building materials and construction methods to minimize environmental impact. Plan the villa so that it can adapt to changing needs and future expansion.

Energy-efficient construction of a villa

Saving energy and reducing costs – Energy-efficient construction is an important part of new buildings, especially in today’s world. Certain requirements must be met in order to build and then live as environmentally friendly as possible. Even when building a villa, these standards must not be ignored and this is relatively easy with this type of building.

Town villas in solid construction can be built in an energy-efficient manner with little effort. Young families in particular benefit from this, as they receive government concessions during construction, thus minimizing expenses. The resale value is also higher due to the efficient construction method.

Energy-saving alignment of a villa: sunny position

You can do a lot right by choosing the right orientation for your future villa. The sun can generate a lot of heat in the house, which is why it is recommended that the largest window fronts face south. The flat roof is also ideal for photovoltaic systems and with good external insulation, very little of the heat from the heating system can escape to the outside. An air, water or heat pump also generates heat for water and heating in the house.

Never forget the orientation of the sun when building, I even pay attention to the path of the sun on my properties – do my typical paths on and around the house have a lot of sun during the day, at my times – away from work – or not?

Live in yourself: Advantages & disadvantages of a villa

Price, area, plot, etc. A villa is probably the dream of many future homeowners, as it exudes luxury, elegance and wealth. Nevertheless, before making any investment, especially in the case of a villa, you should consider the advantages and disadvantages of this type of home in advance in order to decide whether it suits you. We have summarized the most important advantages and disadvantages of a villa for you so that you can make the right decision.

What do many buyers appreciate about a villa?

Advantages: Timeless investment and plenty of privacy

You can talk about the advantages of a villa for a long time. It is an ideal investment because this type of house is timeless. The large spaces, the elegance and the mix of modern and traditional have been very popular for centuries and are often built. The central location in an exclusive villa district close to the city center is also a big plus.

Thanks to the large plot, you create distance from the neighbors, have your privacy and are still not isolated. Another advantage is the freedom of design, as you can freely express your creativity in a villa and furnish everything according to your wishes in a new build. You could also add an extension or convert the lower floor into office space.

  • Timeless investment
  • Mix of modern and traditional
  • Central location (villa district)
  • Privacy
  • Freedom of design
  • Extension as office space

Disadvantages: High price for exclusive location

The financial costs play a major role when building or buying a villa. Before you decide to make such a large investment, you should plan and calculate everything carefully.

The land price is usually already high(A-location, good B-location), as land in the city center is limited and villa districts are exclusive and expensive. In addition, building in the middle of the city center is often not possible due to the size of the floor plan. In addition to the high construction costs, you should not ignore the ancillary and maintenance costs. While living in a villa, heating costs can be high, among other things, as you have to heat a large property. Another point would be the maintenance of the large outdoor area, which is also time-consuming.

  • High land price city center
  • Construction in central locations often not possible
  • Higher construction costs
  • Ancillary and maintenance costs
  • Outdoor area time-consuming to maintain
