AI & GDPR in Germany: Why Privacy Matters in Real Estate and Tax Matters

Why GDPR is not Small Print for AI Tools

Anyone who today asks an AI about the value of their property, a rental yield, or a tax question often reveals more than they think: location details, purchase prices, sometimes even names and contact information. Most popular AI chatbots process these queries on servers in the USA, outside the EU – a legal difference that quickly becomes a problem when dealing with sensitive real estate and financial data.

The General Data Protection Regulation (GDPR) requires, among other things, that personal data is only processed where an adequate level of protection exists, that users know what happens to their data, and that no data is shared with third parties without a legal basis. With many AI services, exactly that is difficult to trace.

What this means for real estate and tax questions

Especially in real estate topics – purchase prices, standard land values, rental agreements, tax issues around sales or rentals – the data provided are often clearly attributable to a person or an object. Anyone who regularly works with AI as a property management, real estate agent, or owner should know: Where do these data end up? Are they stored, resold, or used for training other models?

Our Approach: Lukinski AI

That’s why we built Lukinski AI in such a way that these questions don’t even arise in the first place:

  • Servers in Germany. The AI runs on its own infrastructure, not with a US provider.
  • No sharing with third parties. Chat histories are not sold or used for foreign AI training. Payments are processed exclusively through Stripe as a payment service provider – more information can be found in our data privacy policy.
  • No tracking, no cookies. Chat history and settings remain local in the browser.
  • Official data sources instead of gut feeling. Standard land values come from real, public sources of the valuation committees – not from estimates of the language model.

Two specialized areas

Lukinski AI is deliberately not an all-rounder chatbot, but focused on two subject areas where accuracy matters:

  • Real Estate: Standard land values, rental yield, purchase ancillary costs, current court rulings on rental and WEG law.
  • Taxes around property: Holding period, depreciation, land transfer tax, advertising costs when renting out – as a non-binding first orientation, not as a substitute for tax advice.

Both areas are freely usable (with a fair message limit), for more intensive use there is a Pro version with more simultaneous chats and an optional memory function that only remembers explicitly named information – never automatically captures data.
