As described at the beginning, between 20% and 50% of shares are sold. You sell the shares to a financial company. This turns it into a co-ownership community consisting of two parties. In return, you receive the proportional purchase price quickly, regardless of banks / loans.

Whether it is sold in Berlin, Hamburg, Munich, Cologne or even in smaller cities, there are advantages to paying the purchase price quickly without any credit check (compare the loan at the bank). But there are also disadvantages: the usage fee and also the sales fee.

Usage fee = rent for your apartment

After the partial sale = you have to pay the usage fee

The financial company becomes a partial owner of your apartment. However, you remain the sole user of the apartment. Therefore, from now on you pay a monthly usage fee, almost like a “rent” for the part of your condominium that no longer belongs to you.

  • Monthly usage fee = 3% * purchase price (share) / 12

Disadvantage? User rate versus credit

Complicated-free and fast money for the condominium is a really tempting offer. That’s why you should take a second look at the various partial property purchase offers.

If you go for the really simple selling offer, you get money quickly. However, for that you pay – as is known – the monthly user fee. Many take advantage of the offer because they think: I can’t get a mortgage loan, especially at an advanced age.

However, a mortgage loan is much cheaper! Especially with current interest rates. Currently only 1% annual is paid, instead of 3% or more, as in a partial sale.
