Property tax: definition & explanation

The property tax is not to be confused with the land transfer tax. While the real estate transfer tax is only due once when a property or land is purchased, the property tax is levied four times a year. There is a distinction between property tax “A” and property tax “B”. While property tax “A” is levied on real estate and land for agricultural and forestry use, property tax “B” applies to other developed land and buildings. Thus, yield real estate and investment real estate fall into group “B”.

Calculation of property tax: important factors

There are several factors that influence the amount of property tax. These include the assessed value of the property, the individual levy rate, the state, as well as the type of property.

The standard value is the value of the real estate or the value of the property. Here is a short example calculation:

• X Property tax rate: 0.35%

So, you need to know 1) the value of your property (assessed value), 2) the property tax rate for your property type, and 3) the municipal assessment rate (B).

Levy rate & property tax code: location and property type

The levy rate is an individually determined figure set by the city or municipality. It is multiplied by the assessed value of your property. The same applies to the property tax code. This depends on the federal state and the type of property.

Let’s look at a quick example to finish:

Brokerage commission: costs and breakdown

If a real estate agent is involved in your real estate purchase, costs will be incurred. These are called broker’s commission. Quality of your clients at fair jobs is important for you as a model

At trade fairs, you should only accept jobs that come from large, renowned companies, are exclusive and preferably only in front of a professional audience. This can be an award show on the last day of the fair, you just carry the award on stage or a collection presentation of an exclusive brand in front of a selected audience or dealers.

How do I find serious offers for a trade show model job?

Since this point is very important, once again in short: Models should only accept jobs as a trade show model in the premium class, that is, jobs where the pay is appropriate and the models in a high-quality environment, for reputable brands in the premium class and in a serious staging model. If you are wondering how much the pay should be, you can assume at least a mid to high three-digit daily fee plus travel and accommodation of course.

As a model, you should take care of your image and not be associated with shady jobs, products or services. If you come across a quality modeling job at a trade show from a reputable client, it will have a positive impact on your modeling career.

The Cologne Fashion Days 2015 – Fashion & Highlights

Already last year the Cologne Fashion Days in Cologne were something very special. Last year you could still experience the different designers and exhibitors on two days at the fashion fair. Over ten designers exhibited at the first CFD. This year there will already be over 30. The Fashion Days will be spread over four days, including the first Mercedes-Benz Fashion Awards.

Last year, they didn’t meet at the Mercedes Benz Cente, but at the Hafengelände Mülheim. A very special location, somewhat reminiscent of a tranquil place in Berlin Mitte.
