Sell a house quickly – Selling a house is a complex matter and involves many different steps. From the creation of an attractive advertisement to the valuation of the property and the subsequent legal steps, such as the purchase contract and the appointments with the notary. During all these steps, various points must be considered in order to complete the sale of the property as profitably and quickly as possible. Now new: tips, calculation and avoiding risks – house evaluation.

Sell real estate quickly: Uncomplicated and profitable

Selling a property successfuly as quickly as possible is harder than you think. There are many things to consider and many mistakes that can be made. So you should inform yourself about the processes from the beginning and be sure that you do everything right. Made easier, this process will only be easier for you if you have the right expertise and the right support on the subject.

You have time? Read our guide to selling a house here

Procedure: How to sell your house

A smooth sales process is the be-all and end-all. Many different steps are necessary to sell a house profitably. For most people, it takes a lot of time to tackle them alone. An extensive specialized knowledge is needed, whose appropriation alone already takes much time.

In order to make the sale of your house as simple and above all as fast as possible, real estate experts help you with their knowledge and years of experience. The process can be fast and easy for the house owners and without having to invest a lot of time. Lay back and relax while real estate agents do the work for you.

Fast property sale: 3 frequently asked questions

We do not want to take up much of your time, so here are 3 specific questions that we are most frequently asked in consultation sessions.

How fast can you sell?

Question 1: How quickly can good real estate agents sell a property?

Every place, every condition varies the time. We can make you an offer for your property in Germany, in Hamburg, Berlin, Munich, Cologne, Düsseldorf, Frankfurt and for all other cities in the area of Germany, Austria and Switzerland.

In about 32% of our clients’ inquiries, we have a preliminary offer available the same day, within 24 hours. After closer examination and evaluation, the shortest duration is 72 hours. In addition, however, there are the usual procedures for the purchase contract and notary appointment. You will learn more about both of these in a moment.

Real estate agent with buyer pool or online portal ?

Question 2: Why should you hire a real estate agent for a quick house sale and not just sell online?

You should hire a real estate agent for quick house sales. If you want a guaranteed quick sale that is hassle-free and with no additional costs.

If you place your property on one of the usual online portals, there are no guarantees that it will actually sell – not even at your self-determined desired price.

Without a real estate agent (with contacts, off market buyer lists and investors in the background) your property could be offered on the open market for months without viewings, let alone offers.

For a quick, guaranteed cash sale, you will not get a better offer from Privat for a quick house sale – sell to professionals who want and are able to develop your property further.

In addition, we have a strict valuation process, which means that we always receive the most accurate valuation for each property.

Guaranteed fast sale ?

Question 3: How can you guarantee that I can sell my house to you quickly?

What distinguishes investor brokers from other companies is that we have our partners’ own money ready to buy your house. Our investor partners have been in the industry for over 25 years and together have hundreds of years of experience. This allows us to have a fast sales process and means that if necessary, we are able to complete a purchase in just seven days.

With an external team of legal experts and experienced professionals, the process is seamless from valuation to closing. You will be in regular, direct contact with a dedicated sales representative, so that you are always kept up to date and potential problems can be solved quickly.

Calculate property value: This is how experts proceed

What are the exact criteria for determining the value of a property and how exactly do experts proceed when preparing their expert opinion? In general, according to § 194 BauGB, the market value should reflect the price that would have been achieved in the normal business year at the time of the determination without consideration of unusual or personal circumstances. To determine this value, experts use various criteria:

Location of the properties

The location of the property includes the infrastructure of the nearby surroundings, such as transport connections, shopping facilities, but also connections to doctors or hospitals. On the other hand, trendy locations have an advantage, especially in large cities. The higher the popularity of the district, the higher the value of the property there.

Of course, it is particularly easy to sell real estate in the city centers and in the suburbs of popular urban areas.

Real estate prices: Germany comparison

Real estate prices:

Stuttgart

Standard floor value

The standard land value is probably the most important criterion for determining the market value, as it is the basis for its determination. The standard land value indicates the value for one square meter of undeveloped land in the respective standard land value zones.

Old pollution on the property

Contaminated sites on the property are of course not an advantage for the property, as they have to be taken over by the new owner. Such inherited burdens are noted in the land register and have a negative influence on the expert opinion, as more costs are incurred by potential buyers.

Tip! Do you want more detailed information on the subject of land sales? Read more here: Selling land.

Energetic condition

First of all, of course, the presentation of the energy certificate is required. This states how high the energy consumption is. The higher, the worse. In addition, the quality and newness of the insulation of the outer walls and the roof. These have a decisive influence on the energy consumption and the energy costs increase enormously with poor insulation. Our tip, if time is not pressing and you need to sell quickly: renovation for added value.

Building and technical condition of a property

The second important criterion is of course the condition of the property. This includes not only the materials used, such as building materials, pipes, conduits or electrical installations, but also the age of the property and the materials. In addition, extras such as an outdoor area, carports, gardens and garages can have a positive effect on the rating and confirm a positive evaluation.

Current market situation

The price of a property is always determined by supply and demand, which is why this criterion also plays an important role for the expert. Here, sales data from comparable properties in similar locations are used and compared with the data of the property to be examined.

The degree of development of the property

The degree of development is also important for the value of the property. This means that it must be checked whether the property is connected to important networks, such as the water system, the telephone network but also the electricity. Of course it is an advantage if the property is connected to all important networks.

Exposé: Present your house & market it

The right advertisement is the be-all and end-all for the self-marketing of a property. But other aspects must also be considered. If you approach a house sale without help, you should be prepared for a lot of time and self-organization. This process can only be made easier if you have the right expertise on the subject.

Display: Formulations, the pictures and the first impression

There’s nothing worse than your ad going under in the crowd. Short, sober descriptions bore potential buyers and are not very inviting. So make sure that the title is already written in a relaxed but serious way. You should use a language that is as rich in images as possible, which arouses emotions and thus attracts attention.

Think about the title that would make you stick to yourself.

Special advantages of your real estate can be emphasized by formulations, like ‘elegant old building with stucco’ or ‘sun-flooded south terrace’, because you appear inspired and invite the real estate-looking for directly. Try to attract the buyer already with the headline, so that he clicks further on your advertisement.

Pictures: Interior, property and details

But the most important factor are probably the pictures. A buyer naturally wants to see as much of the property as possible to get an idea of whether the object could be something for him.

In order to take great pictures of your property, there are a few things you need to consider. First of all, the rooms should be tidy and clean. You should definitely take the pictures in daylight so that the rooms can be seen very well and the buyers can estimate how much daylight falls into the rooms. Your cover picture should be the most meaningful and represent the best of the apartment.

The most beautiful room, the roof terrace, the open kitchen or maybe the bay window with a view. Pictures of all rooms and if available the garden/balcony/terrace, an exterior view and above all a floor plan should not be missing. The floor plan should never be missing, as it gives potential buyers an impression of the size of the individual rooms in relation to each other and allows them to see the layout of the rooms better.

This is how a professional works with real estate photos:

Text: Detailed description and advantages

Once the potential buyer is on your ad, two additional factors can convince him or her of the property. The ad text and your pictures. With your text you should explain important key data of the property as well as object criteria. These include

Number of rooms

District

Balcony

Built-in kitchen

Floor- but also full bath

Fellar rooms

Describe the location of the apartment, its advantages and also name the furnishings as precisely as possible. This includes kitchen equipment, heating systems but also other objects that will remain in the property. In this connection, mention the costs for the compensation payments for existing equipment and brokerage fees. Also important is information such as rent, additional costs and the size of the apartment in square meters.

The 5 most common mistakes in selling

Most home sellers are rather inexperienced in the field and do not know where to start. They often take a few pictures and put them on a real estate portal. However, the homeowners do not know what to expect, what you have to consider and what all is in store for you. To avoid this uncertainty, the most important thing before selling a house is to inform and seek help from experts in the field.

Realtor is excluded from the outset

Of course, it is also possible to successfuly complete a real estate sale without an estate agent. So before you decide for or against an estate agent, think about what makes the most sense for you in your situation. An estate agent can save you a lot of work and time when selling a property. He also advises you in financial and marketing matters. So ask yourself the questions:

Can I coordinate the sale alone on the fast moving, regional and targeted real estate market?

You should be aware that selling a property requires a lot of time, organization and expertise. An estate agent will receive a commission for a successful sale, but this can be recorded in an estate agent contract. In addition, the real estate agent will take care of all the work for you, such as the correct advertising of the property, arranging and conducting viewing appointments, the preparation of sales contracts and the presence at the notary appointment. Thus, you have permanently someone competent with sufficient expertise at your side, who can advise you in all questions.

Exposee gives a wrong impression

The exposé is one of the most important factors in the successful sale of your property. The exposé is the first thing a potential customer sees and should therefore make the perfect first impression. A bad exposé can ruin even the most beautiful house.

What you should definitely pay attention to are good pictures. It helps to have them taken by a photographer, but even self-made pictures can look great. Make sure that the pictures are taken in daylight and that the room is clearly visible. In addition, it should be tidy and clean so that the potential buyer immediately feels comfortable and can imagine living there.

Take pictures of all rooms and preferably also the floor plan so that the buyers can get a clear picture of the property. Pictures of the garden or special features of the house will also look good. Be honest in the text of your exposé. Do not give the customer false hopes or exaggerate, because this will only lead to disappointment at the viewing appointment.

Real estate market value is unknown to you

Every homeowner still knows how much he paid for his house and how much renovation, refurbishment etc. cost. However, it often happens that the value of the property differs from the original purchase price, as property prices are determined by supply and demand.

So before you put your property up for sale, you should know the value of this knowledge. You can have the property value estimated by an appraiser or an estate agent and thus know better what range you can move in the price. Small defects in the house can reduce the value of the property and be a reason for potential buyers to lower the purchase price. So before selling, consider whether you can have small defects repaired beforehand and thus demand a higher sales price. However, experts or real estate agents can also help you with this decision and estimate whether such an investment is worthwhile.

You are unprepared for viewing appointments

Potential buyers are faced with the decision to make a large investment or not. So they want to play it safe and be 100% sure in their decision. So that you conclude the house sale successfuly, you should give potential buyers as much security as possible.

During an inspection appointment you should be prepared for many questions of the buyers and have a good answer to all of them. Often it concerns thereby the condition of the house:

How old are the windows / doors?

When was the last time renovated and refurbished?

What kind of insulation is there?

How much are the additional costs?

… and and and and and

Be prepared for all these questions and inform yourself about your house in detail right from the start. Ignorance can unsettle potential buyers or be an excuse to lower the price. Also be open to surveyors and understand that your buyers only want to play it safe.
As a seller, you naturally want to sell your property as profitably as possible. However, you are faced with a buyer who is happiest to make a profit in the end.

So don’t spoil your chances of buying a house by not being willing to negotiate, but meet your buyer halfway. There is only one thing that helps in negotiations: good preparation.

You should consider from the outset within which framework you can move and what is the absolute minimum for you. You should also have good arguments to justify your selling price. This includes, for example, a good infrastructure, the location of the house or special advantages of your property. An experienced real estate agent can also help you to prepare for a successful negotiation or even support you on site.

Stubbornness can be a major hindrance and can unnecessarily prolong negotiations. Approach each other and find a price that both parties are happy with.

Legal: notary, land register and purchase contract

A house sales is a large decision with that many legal procedures, contracts and conditions accompany. As owners of house one should inform oneself first of all well about it, which comes to one and which one must consider, so that one comes out profitably from the business. For ignorant ones in the area there are many legal bases to consider and above all small Stolperfallen, which one should absolutely avoid.

Notary: Monitoring of the sales contract

The duties of a notary public are to regulate the sale of real estate as an impartial legal entity in such a way that all parties are satisfied and all possible points of dispute are avoided or settled from front to back. The notary draws up a public deed (the purchase contract) in which all necessary legal issues are regulated in a transparent and unambiguous manner.

The notary also notarizes the real estate purchase contract:

§311b of the German Civil Code (BGB) stipulates in Germany that all legal contracts concerning land, property, estate and real estate require mandatory notarization.

Another task of notaries is to ensure the protection of both buyer and seller. For the legal protection of the buyer, the notary reserves the property for the buyer in the land register as a prior notice, so that the seller cannot sell the property to someone else at short notice. For the legal protection of the seller, the notary arranges the final transfer of the property in the land register as soon as the buyer has actually paid the purchase price.

Enforceable claims

Notaries additionally provide for immediately enforceable claims. This means that the claims stipulated in notarized contracts are immediately enforceable. In order to execute the claims, it is no longer necessary to take legal action at a court, but a bailiff can be appointed immediately. This takes place, for example, in the case of non-payment of the purchase price.

In addition, a notary public explains all unclarified legal questions in a real estate sale. He must explain all legal and juridical questions to all contracting parties in such a comprehensive, understandable and sufficient way that a documentary record of the actual will of both parties is possible. You are obliged to do so by virtue of your public office.
Should a notary strive for a different cost regulation, he is thus ineffective, as this is legally prohibited. This applies to both cost reduction and cost increase.

Purchase agreement in real estate trade

How can a purchase contract be concluded? When does a purchase contract exist? And what must be included in a sales contract?

The purchase contract is the legal basis on which a house sale is built. Depending on the case, a sales contract always looks different, contains more or less regulations, depending on what the parties have agreed.

A sales contract is a complex and extensive contract, which contains many legal ambiguities and also traps for one or the other. The implementation can also take some time.

Sell fast? Sometimes it takes up to 8 weeks from the signing of the contract at the notary to the transfer of ownership in the land register.

This non-simultaneity between the transfer of the purchase price, the change of ownership and thus the change of use and encumbrance and the final change of ownership and the handover raises further legal questions in the sale of a house, which must be regulated in detail in the purchase contract.

Checklist: 14 points in the sales contract

Just to the question: What must all be included in a sales contract?

The most important points which should be regulated in every sales contract are as follows:

Which object of purchase is being sold ?

Who sells to whom?

What is sold with everything? (fitted kitchen, property,…)

How is it sold?

How is the payment done? (cash, bank transfer, …)

When is the transfer date?

What is the distribution of the incidental and maintenance costs?

How are the development costs regulated?

Are there possible warranty claims?

What is the state of the object?

Does the object have defects?

Which permits are available and which ones are missing?

Allocation of costs

Authorization of the notary’s office

Your property will only be recommended to an internal, solvent group of buyers with an ideal constellation. Off Market sales are especially claimed by prominent persons who want to keep the sale as well as address, photos and much more secret. Private persons also use the service, for example if the family should not find out about the upcoming sale or the neighborhood. For such a discreet, off market sale you need a reputable real estate agent with a good network. Your advantage: Nobody will know about the sale.

Off Market: Sell Real Estate

My motto for selecting off market properties into my portfolio? Jewels that I would buy myself. All good offers, outside of Cologne, go directly into my off market portfolio and only and exclusively to personally known clients.

Sell discreetly? Short procedure

We therefore market your property with special care and with the utmost respect for your privacy. We vouch for this with our good name! Because: “My home” – for most people this means the epitome of security, protection, privacy and, above all, a whole lot of stories that take place or have taken place within their own four walls. By now, you’re probably wondering: What are off-market properties, what are the benefits of investing in them, and how can I find a property to buy as an investment?

Now let’s look at off market selling and buying, as well as other questions and answers about off market real estate.

Anyone who wants to sell their property, especially the one they have lived in themselves, sells part of these stories along with it. With the sale of an apartment building or a rented apartment, this emotional state may be somewhat less intense. But here, too, the owner/seller and his property are linked by many stories.

Apartment house, house and ETW: Real estate trade discreetly

We pay close attention to your connections, feelings and stories with your property. When you sell your property through our office, our real estate experts pay special attention to discretion. And not only for luxury properties in upscale residential areas. After all, not every neighbor or the whole town has to know that you want to sell your house.

Buy apartment

Buy house

Buy land

However, discreet real estate marketing – also referred to as “secret sale” – poses very special challenges for the real estate agent. With our many years of expertise, we at Lukinski are therefore your ideal partner when it comes to discretion and not sensationalism when selling a house.

These are the mistakes to avoid

Many real estate owners and also many brokers run the risk of selling the offered property “dead”. This means, for example, that the property is offered on many platforms at the same time or at too short intervals one after the other. Who offers its house besides numerous brokers at the same time, or gives them in each case too little time to the sales, provides indeed for a broad dispersion of its offer. However, this strategy does not guarantee seriousness and thus a good sales success.

Ten mistakes in the classic house sale:

No exclusive contract

Brokers work without exclusive order of the seller

Too little time

The broker gets too little time for marketing

More than a broker

Several brokers sell one and the same object at the same time

Too much presence

The object appears simultaneously in many media

Too busy

The object appears in many media in short succession

Unrealistic purchase price

The sales price is set too high and decreases in (too) short intervals

Offline advertising

The sale of the house is displayed to the outside “shouting” with large signs on the object

“Mouth to mouth” dissemination

“Word of mouth” strategy begins with acquaintances and neighbors

Uninhabited impression

The object looks uninhabited and neglected

Permanent viewing appointments

Too many viewing appointments are made

Lukinski as your experienced discreet broker chooses completely different ways for the successful sale of your property. We do not want “the whole world” to know about your intentions to sell, let alone your asking price for the house. With just a few details about your property, we start looking for suitable buyers in a targeted manner and with the utmost discretion. For this reason, we do not put your property on the web with photos or with specific information about the location.

Discreet broker: services

Search for suitable buyers only through our wide-ranging customer file

Your property is only presented on selected digital platforms

And there also only with an understandable description of location and equipment

On request this presentation appears without purchase price

Exposé, address etc. will only be handed out to selected and checked customers.

Sales boards or similar are taboo for us

We visit you in neutral business vehicles without company logo

We arrange viewing appointments only with genuinely interested parties

And then, if possible, at times that are not recognizable as such to the neighborhood

When discretion is particularly important in the sale of real estate

The selling price of an upscale property can drop under certain circumstances even if the intention to sell is known to a wider public. Especially owners of this real estate category therefore like to resort to the “Secret Sale” strategy. For this reason, our business vehicles are also kept completely neutral, without a company logo or the like.

But even rather “average” properties in more or less sought-after locations can be sold better by means of discreet marketing work than through conventional channels. “Better” here refers primarily to the price! If the selling price of your property has been determined seriously beforehand, it is much more enforceable through Secret Sale according to our many years of experience.

Secret Sale has proven particularly successful in the sale of newly built properties. Especially when the seller – for whatever reason – has liquidity problems or other private emergencies as a reason for the sale.

Off Market Property: Buy

Most real estate markets in this country are considered hot – prices of homes for sale are rising with more demand than inventory. This makes it harder for real estate investors to find great investment opportunities due to intense competition. For an investor, this also makes it frustrating to bid on home after home, only to lose the deal to another buyer who outbid them.

Great investment opportunities

If you are looking for a way to avoid this situation, consider investing in off market real estate. Whether you are a seller or a buyer, off market properties offer many advantages.

More time to review the properties

Stay ahead of the competition

Negotiations can be more flexible

In fact, many properties are sold every month without ever being listed. These “off-market” listings are a great resource for savvy investors looking for great investment opportunities – for those who know how to find them!

Real estate for rent, as an investment and for own use

Are you looking for an exclusive property? My team and I have specialized in the brokerage of luxury real estate. Condominiums for capital investment (keyword asset growth) for parking or active rental or even for your own private use. Those who want to buy or sell a luxury property are also entitled to first-class services during the process and after the transaction. We offer you a comprehensive concept that takes care of everything completely.

Real estate is an excellent capital investment. This also answers the question of whether real estate is a sensible capital investment. Yes. Ultimately, real estate not only serves to increase one’s assets in the short term, but is also extremely attractive in terms of retirement provision.

Real estate transfer tax: taxes when buying a property

Whenever a property or share of a property is purchased in Germany, real estate transfer tax is incurred. But how much trade tax is due on the purchase of real estate? The amount of the tax is determined by the individual federal states. As a rule, the real estate transfer tax ranges between 3.5 percent and 6.5 percent, depending on the federal state in which the property or land is located. For quick orientation, we have summarized the real estate transfer tax rates for all 16 federal states with example purchase prices of 1 – 5 million euros, from Bavaria to Hamburg:

What is an off market listing?

Let’s now look at off market real estate in detail and start by explaining the definition of off market (“over-the-counter”).

Off Market Definition

In simple terms, off-market (i.e., off-market, or “hidden real estate market”) refers to real estate for sale (it may be land, a home, or commercial property). This means that the agent has not advertised this property. As a result, these properties are not seen by the public, so you have a greater chance of closing a deal if you know how to find them.

Off Market includes all types of objects:

Condominium

Own home (detached)

Semidetached and terraced house

Apartment house

Commercial property

Reasons for off-market listing

There are a few reasons why properties are not listed. It could be that the real estate agent is holding on to it and waiting for the right offer. Another reason could be that the home is in the early stages of foreclosure and has not yet been advertised. It could also simply be that the homeowner has considered selling but has not yet advertised the house for sale.

Direct profit for seller (through earlier purchase option)

Exclusive offer for buyers and investors (investment properties)

Divorce and separation in marriage

Forced sale after insolvency

Whatever the reason, savvy real estate investors understand that these off-market deals would make great investment properties. Why?

Advantages of buying “off-market” homes.

In addition to the exclusive deals just mentioned that you won’t find on the open market, you have 3 other distinct advantages when buying off-market real estate:

More time to review the properties

Stay ahead of the competition

Negotiations can be more flexible

More time to review the properties

Off-market properties for sale are attractive to real estate investors for a number of reasons. First, time is on your side as a buyer. Some sellers expect a quick sale, forcing the buyer to rush to make an offer and close the deal before it closes. As a result, you have little time to complete the necessary credit check before buying an investment property.

Properties for sale on the open market, on the other hand, are different. Homeowners of these properties are usually in no hurry to sell (unless they are in need, of course). Furthermore, because there is less competition, real estate investors have the opportunity to take their time and thoroughly examine the property before making an offer.

Stay ahead of the competition

Buying real estate investments in a hot housing market means competing with hundreds of other real estate investors. By the time a house is listed in open listings or on real estate portals, the chances that you will get a good deal decrease.

Here comes another advantage of searching for off market deals. It gives you access to inventory that your competitors can’t see. Therefore, buying a home that has been taken off the market means that you will only be competing against one or two other prospective buyers. In fact, having access to an off market offer means that you increase your chances of buying the home and bringing it to closing.

Negotiations can be more flexible

Since neither you nor the seller is under time pressure, both parties will feel more relaxed and reasonable when they come to the negotiating table. For this reason, negotiations in off-market transactions tend to be friendlier, smoother and more flexible. However, buyers usually have the upper hand – especially if the seller is in distress. In this case, it is in the seller’s best interest to offer the buyer something they like. As a result, he is unlikely to be able to attach as many conditions to the sale as he might in other circumstances. This can lead to the kind of contracts that would never be possible in an open market.

Secret Sale: Real estate sale with a difference

If you want to sell something, you have to offer your product to customers. This fundamental rule in business seems to clash with the desire for “secret sale”. Especially when digital communication channels are to be used for the sales process. Selling a car, furniture, for example, and of course real estate is no longer conceivable without Internet platforms. Both sellers and buyers believe that a multitude of photos and detailed information will bring about a quick sale.

This is contrasted with our experience as an experienced Secret Sale broker. Discretion means for us that we observe above all the basic rules of discreet communication. Neither via internet platforms nor via other ways the public learns about your sales intentions. Instead of a broad distribution in the media, we prefer to connect your property specifically with suitable customers from our file. Instead of “walk-in customers”, we prefer to focus on selected (regular) customers for you. Test our experienced discrete concept by entrusting us with your property for sale for a limited period of time.

Real estate trading discreet

In a discreet manner means for the seller a maximum of privacy in the sales process. By means of a procedure that has been tried and tested over many years, we are able to shield our clients’ intention to sell from the general public, together with all the information that goes with it. At the same time, however, customer files and special marketing channels ensure that, with all discretion, the sales process takes place in a reasonable time and with the corresponding financial success for the owner. The exact degree of discretion is determined by the seller. And he is happy to do so again at any time.

Who wants to sell a house and lives in Bonn is acting in one of the most stable real estate markets in Germany – but not a uniform one. Between a villa in Bad Godesberg-Plittersdorf, a row house in Beuel-Holzlar, and a semi-detached house in Tannenbusch, there can be a difference of up to 4,000 €/m². This guide shows you step by step how to set the right price, which taxes apply (keyword real estate capital gains tax) and how you can hit the real market price through a serious real estate valuation strategy, instead of waiting months for the first interested buyer.

Bonn as a sales market: Why location matters more here than anywhere else

Bonn is not a homogeneous market. The former federal capital attracts an above-average creditworthy buyer segment through the UN campus, Telekom headquarters, Postbank, Deutsche Welle, BAFin, and a large bureaucratic apparatus. The result: fast sales cycles in top locations, long stand times in peripheral areas.

In Bonn, location beats furnishings. A renovation-needed villa from the 1960s in Plittersdorf regularly fetches more than a newly built row house in Tannenbusch – solely due to address, standard land value and surroundings.

Buyer types that make Bonn special

Anyone selling in Bonn should define the target audience before placing an ad – the right approach can shorten the marketing period by weeks.

Diplomats & UN staff – look for representative houses in Plittersdorf, Hochkreuz and Rüngsdorf; often cash payers without financing reservations, marketing ideally off-market.

Corporate executives (Telekom, Postbank, DHL, DPDHL) – families with a high budget, focus on proximity to schools (Pennenfeld, Kessenich, Friesdorf).

Academic couples – university environment Poppelsdorf/Endenich, preference for well-maintained old buildings and stucco work.

Commuters from Cologne – pay more attention to Beuel and Pützchen due to the city rail connection line 66.

Investors from the Rhineland – focused on Tannenbusch and Bad Godesberg-Mitte with a higher rent factor.

Returnees from Berlin/Munich – former Bonners with corporate careers, high equity, looking for a family house with a garden.

Bonn risk areas that lower the price

Three location-based factors are systematically underestimated in Bonn – buyers are now checking them routinely:

Floodplain Rhine River – parts of Beuel-South, Mehlem, and Plittersdorf are in the HQ100 area. Since the Ahr Valley flood, buyers require proof of elemental insurance; houses without a policy lose 5–10 % of the selling price.

Airport noise Cologne/Bonn – northern Beuel and Hangelar are in a noise protection zone; night flights significantly reduce prices. Check the noise map from the district government before advertising.

Preservation ordinance & right of first refusal – in parts of the South City and Old Town, a municipal preservation ordinance applies. The city of Bonn can exercise a right of first refusal, which delays the notary appointment by 2–3 months.

Determine the house value realistically in Bonn

Before publishing a price, the value must be accurately determined. A starting price that is too high burns attention in the first 6–8 weeks – after that, the advertisement appears “burned.” Three methods are relevant in Bonn.

The three classic property valuation methods

Comparison Value Method – Standard for single-family homes; based on real sales of comparable properties. Details in the Comparison Value Method guide.

Asset-based valuation – sensible for standalone houses without sufficient comparable properties; see asset-based valuation.

Income capitalization approach – only relevant for rented houses or multi-family homes; more in the income capitalization approach-guide.

Bonn standard land value – is published annually by the city of Bonn’s valuation committee (Portal BORIS.NRW) and is the most reliable basis for the land share.

Online Rating as Plausibility Check – does not replace an appraisal, but serves for cross-comparison. Use the Calculate Property Value service.

Purchase Price Factor as a Sanity Check

For rented-out houses in Bonn, the Calculate Purchase Price Factor typically ranges between 25 and 33 (annual net cold rent). If your price estimate is significantly higher, marketing to investors will be difficult – then only the owner-occupier market remains.

Bonn Special: Leasehold Land

In southern Bonn – for example in parts of Bad Godesberg, Mehlem, and the South City – there are still numerous leasehold plots (often religious institutions, the city or foundations). These reduce the purchase price by 20–30% compared to full ownership. Three points are crucial when selling:

Remaining Lease Term – below 40 years drastically reduces bank financing options. Buyers without equity drop out.

Heritage rent adjustment – index clauses can increase rent payments every 3 years. Buyers want to see the adjustment history of the last 10 years.

Reversion clause – some contracts allow the heritage rent provider to reclaim the property upon sale; consent must be in place before the notary appointment.

Legacy burdens along the Rhine and industrial heritage

For former industrial sites along the Rhine (Beuel-South, Graurheindorf), soil assessments for legacy burdens should be ready, otherwise buyers may back out shortly before the notary appointment. Check the legacy burden register of the city of Bonn in advance – plan for two weeks processing time.

Taxes on house sales in Bonn: What is actually deducted

Taxes determine your net proceeds – not the sale price. As described in the <hiddenlink href="https://lukinski.de/rechner/verkaufen/spekulationssteuer/">Tax Guide for Property Sales</hiddenlink>, the 10-year period under §23 EStG is the decisive lever for every seller.

Speculation tax (§23 EStG)

Rented House – Sale within 10 years of purchase: the full capital gain (sale price minus purchase costs minus sale-related expenses) is subject to your personal income tax rate (up to 45 % plus solidarity surcharge and possibly church tax).

Owner-occupied House – tax-free, if exclusively occupied in the year of sale and the two preceding years (even free transfer to children without entitlement to child benefit is harmful).

Heritage – the holding period of the deceased is counted, not restarted. Heritage + immediate sale of a house bought more than 12 years ago = tax-free.

Catch up on depreciation – for rented properties, the depreciation claimed increases the taxable profit. Whoever has claimed 2 % depreciation for 10 years must offset 20 % of the building costs.

Three-Object Limit: Trap for Investors

Anyone who sells more than three properties within five years is considered a commercial real estate dealer. Consequences: commercial tax liability (Bonn tax rate 490 %), no §23 exemption, mandatory bookkeeping. Example: A Bonn investor sells 2 apartments + 1 row house + 1 semi-detached house = 4 sales → commercial operation. Always involve a tax advisor in advance for larger portfolios.

Additional Cost Positions

Early redemption compensation – if a loan is still outstanding, the bank demands compensation. The amount can be calculated via <hiddenlink href="https://lukinski.de/vorfaelligkeitsentschaedigung/">Calculate early redemption compensation</hiddenlink>; after 10 years of loan term, special right of termination applies.

Real estate agent commission – since the reform of §656c BGB, it is split equally between buyer and seller, typically 3.57 % per side in North Rhine-Westphalia. Details: <hiddenlink href="https://lukinski.de/maklerprovision/">Calculate real estate agent commission</hiddenlink>.

Energy certificate – mandatory for viewings, costing 80–500 € depending on type. Mandatory information in the advertisement: energy source, year of construction, final energy demand, efficiency class – fines up to 10,000 € for violations.

Notary & Land Registry – on the seller’s side, usually only the removal of the mortgage (0.2–0.4 % of the remaining debt).

Inheritance Tax – if you are selling an inherited house, check it first with the <hiddenlink href="https://lukinski.de/erbschaftssteuer/">Inheritance Tax Calculator</hiddenlink>.

Historic Building Allowance as a Selling Argument

In Bonn, many Wilhelmine-era villas in the South City, Poppelsdorf, and Bad Godesberg are protected as historic monuments. Buyers can deduct 9 % p.a. (for self-occupiers) or 9 %/7 % (for landlords) of the renovation costs as depreciation. This is a major selling point when marketing to well-paid academics and corporate executives – actively mentioning it in the property brochure can increase the achievable price by 5–8 %.

Scenario Calculation: What remains net?

Three realistic Bonn scenarios for a single-family house, each calculated using the <hiddenlink href="https://lukinski.de/netto-erloes/">Calculate Net Proceeds</hiddenlink> approach. Important: Capital gains tax only applies to the profit (selling price minus purchase costs plus reclaimed depreciation), not to the selling price itself.

Anyone looking to sell a house in the state capital is moving within one of the most dynamic markets in western Germany — with price differences of up to 250 % between districts and an above-average share of international buyers. Before you plan your property presentation and appointments, a look at the Real Estate Valuation, the Real Estate Capital Gains Tax, and the overall process as with the classic Sell House is worthwhile. This guide shows you what Düsseldorf differs from the national average — and where you can net five-figure gains or losses.

Düsseldorf Real Estate Market: Prices by Micro-location

Düsseldorf is not a uniform market — the price range between a row house in Garath and a townhouse in Oberkassel can reach a factor of 3–4. Anyone who assumes a general “Düsseldorf level” either sells below value or remains stuck for months.

Premium locations with Rhine views

Die Premiumsegmente auf beiden Seiten des Rheins bilden den Gipfel des Düsseldorfer Marktes. Käuferprofile reichen von japanischen Managern über Modedesigner bis hin zu Familienunternehmern aus dem Rheinland.

Oberkassel & Niederkassel: 7,500–11,000 €/m² for old buildings and townhouses, Japanese buyer profile, Rhine view premium up to 20%

Kaiserswerth: 6,000–9,500 €/m², historic town center, strong differences north and south of Klemensplatz

Duesseltal & Zoo District: 6,500–8,500 €/m², historic townhouses, many families from advertising and fashion industry

Carlstadt & Old Town Edge: 7,000–9,000 €/m², rare offer, high liquidity at sale

Mid-tier areas with appreciation potential

In mid-tier areas, the building condition determines the achievable price — a renovated old building in Pempelfort is close to the premium level, while an unrenovated one in the same block is significantly below.

Pempelfort & Derendorf: 5,500–7,000 €/m², sought-after semi-detached houses, often renovated old buildings

Flingern Nord: 5,000–6,800 €/m², creative scene, former workers’ houses in trend

Unterbilk & Friedrichstadt: 5,500–7,200 €/m², mixed building stock, high demand

Bilk Süd & Oberbilk: 4,200–5,500 €/m², on the rise due to proximity to the university

Entry-level areas and outer districts

The outer districts are dominated by local family clientele. Here, architectural arguments count less than hard factors such as school districts, public transport connections, and plot size.

Eller, Vennhausen, Lierenfeld: 3,500–4,800 €/m², solid row houses, local family clientele

Garath & Hellerhof: 3,000–4,200 €/m², 1960s stock, longer marketing duration

Rath & Mörsenbroich: 3,800–5,000 €/m², good transport links

Wersten & Holthausen: 4,000–5,200 €/m², stable market, little speculation

Neighborhood Overview at a Glance

The following overview summarizes the typical price ranges, house types, and marketing durations:

Neighborhood

€/m² (Existing Homes)

Typical House Type

Time on Market

Oberkassel

7,500–11,000

Düsseldorf vs. Cologne: Mirror Locations for Investors

For regional sellers with location choice, the direct comparison is worthwhile. Düsseldorf achieves about 10–15 % higher price per square meter in top locations than Cologne, but the buyer segment is more specialized and liquidity in the middle class is somewhat lower:

Düsseldorf

Bayenthal/Marienburg

Flingern

Ehrenfeld

−5 %

Garath

±0 %

“The most common mistake in Düsseldorf is not the wrong district approach, but the wrong street block. Two houses, 400 meters as the crow flies, can differ by 1,500 euros per square meter — river view, school district and traffic noise decide more than the postal code.”

Taxes when selling a house in Düsseldorf

The tax burden can reduce the net proceeds by 20–35 % — or be zero with the right planning. Three levers are decisive: speculation period, personal use, and early redemption compensation. Calculate the possible net proceeds and the speculation tax in advance.

Speculation period according to §23 EStG

The ten-year period applies from the notarization date of the purchase contract — not from the handover of keys. Whoever bought in January and sold ten years later in December pays full tax on the disposal gain. Check the speculation period day by day — the decisive factors are the dates of the notarized documentation of both contracts, not the land register entry or handover.

Exception: Personal use

Owner-occupied homes are tax-free for sale if they were inhabited in the year of sale and in the two preceding calendar years — even partially occupied is sufficient. A Dusseldorf example: move-in October two years ago, sale in the current year — the deadline is fulfilled, even though the actual period of owner-occupation is only 26 months. Important: a second home is not sufficient, the main residence must be verifiably registered there.

Calculating speculation tax step by step

The “approx. 105,000 €” in the table below results from the following calculation — exemplified for a rented row house in Bilk, 8 years of holding period:

Purchase price (acquisition): 650,000 € (of which building 80 % = 520,000 €, land 20 % = 130,000 €)

Depreciation over 8 years: 520,000 € × 2 % × 8 = 83,200 € (linear according to §7 Abs. 4 EStG)

Book value at sale: 650,000 € − 83,200 € = 566,800 €

Sale price: 950,000 € minus selling costs (real estate agent, notary) approx. 15,000 € = 935,000 €

Taxable profit: 935,000 € − 566,800 € = 368,200 €

Tax burden at 42 % top tax rate + 5.5 % solidarity surcharge: approx. 163,000 €

Who does not take the depreciation effect into account, often underestimates the real tax burden by 30–40 %.

Tax scenarios Düsseldorf

The following table shows four typical Düsseldorf scenarios — the spread from 0 € up to over 160,000 € clearly shows how strongly timing and usage type influence the result:

Scenario

Purchase price

Sale price

Tax burden (top tax rate 42 % + solidarity surcharge)

Rented out, 8 years holding period

650,000 €

950,000 €

approx. 163,000 € (on profit after depreciation)

Rented out, 10+ years

650,000 €

950,000 €

0 €

Own use 3 years

650,000 €

950,000 €

0 €

Heritage, deceased had 12 years ownership

—

950,000 €

0 € (deadline is inherited)

Rented out, 9 years, sale 11 months before deadline

650,000 €

950,000 €

approx. 175,000 € — waiting is almost always worthwhile

Early redemption compensation calculated in detail

During an ongoing loan, the bank demands compensation for lost interest. Typical Dusseldorf case — remaining debt 400,000 €, 7 years remaining interest rate period, nominal interest rate 1.8 %, current reinvestment rate 3.2 %:

Interest difference per year: 400,000 € × (3.2 % − 1.8 %) = 5,600 €

Over 7 years remaining term (simplified): approx. 35,000–42,000 € discounted

Plus management fee: 200–500 €

Savings potential: fully utilise additional repayment rights, check if the buyer can take over the financing

Details and special cases see <hiddenlink href="https://lukinski.de/vorfaelligkeitsentschaedigung/">Early redemption compensation</hiddenlink>.

Checklist: Sales documents House Düsseldorf

Discerning buyers in Oberkassel or Kaiserswerth demand a complete data package before the first appointment — those who cannot provide it lose the premium client base to better prepared sellers. The following documents should be complete before the first listing is published:

Mandatory Documents

☐ Current land register extract (no older than 3 months, District Court Düsseldorf, Werdener Straße)

☐ Parcel map / property map from the cadastral office Düsseldorf (online approx. 12 €)

☐ Building file or building permit (Building Files Archive Brinckmannstraße — waiting time 2–4 weeks, file access approx. 30 €)

☐ Living space calculation according to WoFlV

☐ Floor plans, sections, views

☐ Energy certificate (required at the first viewing appointment, §80 GEG)

☐ Current land tax decision (Düsseldorf: rate B 440 % — typical 600 m² plot Oberkassel = approx. 1,800–2,400 € p.a.)

Recommended Additional Documents

☐ Evidence of renovations (roof, windows, heating) including invoices — value increasing during negotiations

☐ Insurance policies (building, elemental)

☐ For rented properties: rental agreements, tenant list, security deposit documents

☐ Partition declaration (for semi-detached houses and row houses with WEG reference)

☐ Contaminated sites report from the city of Düsseldorf (especially Flingern, Hafen, Rath, Reisholz — historical industrial sites)

☐ Site plan with building restrictions (building restriction register, building supervision)

Selling: Understanding Düsseldorf buyer profiles

As described in the Real Estate Selling Guide, the target audience approach determines the final price. In Düsseldorf, this is particularly pronounced — international buyer groups are a USP of the city.

Anyone looking to Sell a property in Wesseling faces a significantly more differentiated market than the situation in the Rhein-Erft district might initially suggest. Between riverfront villas in Urfeld, classic multi-family homes in Keldenich, and farmland on the city outskirts, price differences can be as high as 60%. Added to this are three specific Wesseling characteristics that few other cities in the Rhineland combine with such sharpness: the proximity to the chemical park Knapsack-Wesseling (Shell, Evonik, LyondellBasell) as both a value anchor and a risk factor, the river location with ZÜRS flood zones, and an extremely neighborhood-dependent buyer profile. Those who want to maximize their proceeds should first have their property assessed, check the capital gains tax, and clearly define the micro-location. This guide shows with numbers, tax rules, investor calculation examples, and checklists what sellers in Wesseling really need to pay attention to.

Wesseling Real Estate Market: What Sellers Need to Know

Micro-locations, Price Ranges and Standard Land Values

Location decides the selling price more strongly in Wesseling than the condition. A renovated apartment in Berzdorf may bring in less than a renovation-required row house with a view of the Rhine in Urfeld. The following overview combines typical housing prices with the standard land value ranges of the Rhein-Erft-Kreis Valuation Committee:

Buyer profiles in detail — who buys what, with which budget?

Cologne commuters (35–50 years, dual-income households) — Budget 450.000–750.000 €, financing 80–90 % external capital, looking for row houses or ETW with S-Bahn connection (line S23, 18 min Cologne HBF).

Chemical Park employees (engineers, managers) — Budget 600,000–1.2 million €, often equity from bonus/severance pay, prefers original fields and quiet areas with Rhine view.

Bonn returnees / diplomatic environment — Budget 700,000–1.5 million €, focus on original fields, high requirements for architecture and garden.

Investors (Cologne/Dusseldorf/Frankfurt) — looking for multi-family homes from 8 units, factor 22–26, prefers Berzdorf and Wesseling-Mitte.

First-time buyers (region) — Budget 280,000–420,000 €, KfW financing, looking for ETW with max. 90 m² in a central location.

Wesseling insider rule: Buyers from Cologne pay an additional 8–15 % for Rhine view and commuter location. Buyers from Bonn often move to Urfeld. Whoever knows the buyer profile of their micro-location writes the exposé correctly — and avoids price reductions in the final negotiation phase.

Chemical Park Knapsack-Wesseling: Value driver AND value risk

The chemical park is the largest employer in the region with over 4,500 employees — and thus a guarantee for stable rental demand and low vacancy rates. At the same time, it is a pricing factor with two sides:

Value-enhancing: Secure tenant structure, high creditworthiness, low turnover, predictable cash flow for investors.

Value-reducing in wind direction: Areas south/southeast of the plant (noise and odor corridor) achieve 10–20 % lower prices than comparable locations outside the corridor.

Selling argument for investors: Providing a tenant structure list with the share of employees from the chemical park — typically 30–50 % in central locations — increases the purchase price factor by 0.5 to 1.5 annual rents.

Rhine flood & natural disaster: check ZÜRS zone

Wesseling is located directly on the Rhine. Parts of Urfeld, areas near Niederkassel, and locations below the HQ100 line are classified in ZÜRS zones 3 and 4. Consequences for sellers:

Natural disaster insurance in zone 4 is often only possible with a deductible > 10,000 € — buyers take this into account.

Banks require a ZÜRS certificate for financing; without insurability, they reduce the loan-to-value ratio by up to 15%.

Seller’s obligation: disclose flood risk, otherwise there is a risk of revocation due to fraudulent misrepresentation.

What Your Property in Wesseling Is Really Worth

Flat-rate online estimates are unreliable in Wesseling — the micro-location spread exceeds any standard model. Three established methods provide reliable values, depending on the property type:

Comparison Value Method — Standard for condominiums and row houses. Works well in Wesseling-Mitte and Keldenich, where many comparable properties exist. Details under Comparison Value Method.

Income Value Method — Mandatory for rented multi-family homes. The basis is the annual net cold rent multiplied by the property yield factor. More information in the Income Value Method.

Asset value method — For freestanding single-family homes without comparable properties, such as in Urfeld. Takes into account land value plus building asset value. Explained in the article Asset value method.

Purchase price factor — Typical in Wesseling between 22 and 28 annual net cold rents. Calculation via the <hiddenlink href="https://lukinski.de/kaufpreisfaktor/">purchase price factor</hiddenlink>.

Standard land value — When selling a plot in Wesseling, the central figure; official values are provided by the Valuation Committee of the Rhein-Erft District.

For an initial orientation, the property value calculator can help. When it comes to apartment buildings, a professional apartment building evaluation is almost indispensable — the difference between a superficial and a thorough evaluation is typically between 5 and 12 % of the final price.

Sell plot in Wesseling: Building rights, GFZ, development

Plots in Wesseling form a market of their own. Three factors are decisive, which can spread the price by a factor of 3–5:

Building rights status — developable land (B-plan available) yields 320–780 €/m², building rights pending land 80–180 €/m², arable land 8–15 €/m². Information available at the city planning office in Wesseling.

GFZ and GRZ — floor area ratio and site area ratio determine the buildable area. In Urfeld typical GFZ 0.4 / GRZ 0.3, in Wesseling-Mitte GFZ 1.0–1.4 (suitable for apartment buildings).

Development contributions — Unconnected plots are traded with a discount of 60–120 €/m²; buyers factor in connection costs for electricity/water/sewer/fiber optic.

Suspected contamination — Due to the industrial history around the chemical park: obtain an excerpt from the contaminated sites register before marketing, otherwise a price discount of up to 25 % applies.

Marketing strategy — Developers pay a fixed price based on a cost-benefit analysis, private buyers pay up to 15 % more emotionally. A combined bidding process maximizes the proceeds.

Taxes on sale: Capital gains tax, deadlines, exceptions

The most important tax issue when selling in Wesseling is the capital gains tax under § 23 EStG. Anyone who sells a rented property within 10 years of purchase is taxed on the profit at their personal income tax rate — up to 45 % plus solidarity surcharge for top earners.

When does no capital gains tax apply?

10-year period expired — calculated from the notarized purchase contract, not from handover. Check with the speculation period calculator tool.

Own use — if the property was exclusively occupied by the owner in the year of sale and in the two preceding calendar years (§ 23 Para. 1 No. 1 EStG).

Inheritance — the deceased’s period is counted; it is often already expired. In the case of inheritance community, an early strategy is recommended.

Loss sale — no profit, no tax; losses can be offset against other disposal profits.

Calculation example: Apartment building in Wesseling-Mitte

~870.800 €

980.000 €

The difference of around 109,000 € shows why timing is crucial. Anyone who misses the deadline by a few months is giving away a six-figure amount. Calculate the final <hiddenlink href="https://lukinski.de/netto-erloes/">net revenue</hiddenlink> including all additional costs — real estate agent commission, prepayment compensation, and remaining debt.

Weitere relevante Steuern

Land transfer tax NRW — 6.5 %, paid by the buyer. However, it affects the overall budget. Background: Land transfer tax.

Prepayment compensation — applies when a real estate loan is repaid early. Amount calculated via <hiddenlink href="https://lukinski.de/vorfaelligkeitsentschaedigung/">prepayment compensation calculator</hiddenlink>.

Inheritance tax — relevant for inherited Wesselinger properties, exemptions depend on the degree of kinship. More information under inheritance tax real estate.

Energy certificate & GEG obligations: Silent price driver

Since the tightening of the Building Energy Act (GEG), the energy certificate is no longer just a form — it is a pricing factor. Wesselinger existing buildings from the 1960s–1980s often fall into classes E–H and are rated less favorably by banks during buyer financing.

Demand certificate vs. consumption certificate — for houses < 5 residential units and building permits before 1977, the demand certificate is P
