Further education, training, seminars and workshops – 1 day coaching, 1 hour or over weeks, depending on the concept coaching brings extremely much – but only if your coaching has 2 things: Experience and success. How do you find good real estate coaches in Germany? Here is the guide with 3 concrete tips on how to find good coaches! I also have another list of recommendations to help you get good coaches! If you need it fast, my all-rounder recommendation from deal trading to tax optimization: Alex Fischer. You can also find more recommendations here under Online Coaches.

Book real estate coach or not?

Just google “real estate coaching”, you will get ads and hundreds of websites that want nothing but your money! You can see that already in the structure of so-called landing pages. These are websites that offer hardly any info, but only a “button” to “enter”, “buy” or to “get free info”:

Here you will learn:

Recognize serious (unserious) coaches

You get 3 concrete tips for good coaches

For:

Real estate beginners

Homeowner:inside

Entrepreneur:inside

Financial freedom and passive income

Real Estate Sales

…

Coaching for entrepreneurs – example

An example instead of a thousand words – If you already turn over 1 million euros a year and instead of ~ 25% you only pay ~15% tax, through the right legal form and corporate structure, such as family foundation, the effect is enormous.

1 million turnover, 100,000 profit at 25% = 25,000 euros tax burden

1 million turnover, 100.000 profit at 15% = 15.000 Euro tax burden ( 10.000 Euro more profit / year )

If the costs of coaching are now 2,000 euros for 1 day in a master class – why not! Scaled to 5 million turnover, assuming 500,000 euros profit already 50,0000 euros more at the end of the year.

A simple example! If we stay here, other benefits are added such as allowances, etc..

Now you are probably already starting to rake!

It doesn’t always have to be the Masterclass, but you should pay attention to a few things to find good and reputable real estate coaches. Or you can just have a look at my recommendations.

Coaching for beginners: learning to get started

The most blatant experience I’ve had myself was in Berlin, a 21-year-old Teinehmerin. She had previously set up a fund in Switzerland, and now she wanted to get into the real estate business. Extremely interesting person! She then started as a tipster, so without investing or brokering herself. Now she is 22 years old and has built up a wealth of knowledge and asks punky questions, wow. Whether it’s BGF calculation, tenant lists, and skepticism of overly generous calculations. Impressive what becomes possible with the right ambition and training.

Real Estate Coaching in Germany

Here you will find once again my list of recommendations in Germany:

Alex Fischer – my allround tip

Real Estate Coaches

Serious real estate coaching: What to look for?

For me there are only two quality criteria

1. experience

2. success

Why does success come second? Anyone can have a “one trick pony” that you can talk about for years. But who creates continuous success? Here you can find good coaches.

Experience and success count!

How do you find good real estate coaches? These are my 3 tips!

Tip – Participant voices in quantity and quality

Tip – North Data Online Check in 1 minute

Tip – My Coach Recommendations

Participant comments: Quantity and quality – Tip 1

Trust in what? Participant testimonials are good, but they can also be fake, especially if it’s purely text-based.

Many participant voices

Ideally in video format with clear name

On the spot from coaching or after, not only from “home”.

Falsify opinions of participants: This is how it works

I myself am an SEO, so I (also) deal with online marketing and search engine optimization. Nothing is easier to “fake” than opinions of participants. Especially now with AI (artificial intelligence) and programs like ChatGPT.

Example?

These aren’t real reviews, but they look convincing! Especially if you do not expect it.

“My name is Markus and I booked the real estate coaching a few months ago. I had already bought my first apartment and wanted to learn how to scale my real estate portfolio. The coaching was absolutely amazing! The coach helped me optimize my strategies and showed me how to successfuly invest in more condos. Thanks to the coaching, I was able to grow my portfolio to 12 condos and exceed my financial goals. I am so grateful to the team at Online Coachings for Real Estate and highly recommend them!”

Sorry for the long example, but that’s exactly how it goes!

So, what to do?

North Data Check: What can your coach do? – Tip 2

Tip, just check the person with North Data. Here you can already see whether it is, for example, a sole proprietor or a person with several companies, ideally also asset management or real estate GmbHs or family foundations.

This is what you should look for when checking:

Extensive structure, not “just” a UG or GmbH

“Real estate limited companies” (asset management for real estate)

Asset Management

Family Foundation

Background check online: 2 examples

The more professional and comprehensive the setting, the better.

Example: Small entrepreneur, “only” a UG.

Solid real estate investor with smart corporate structure and investments:

Advantages and disadvantages

Let’s honestly summarize again the advantages and possible disadvantages (depending on the coach you work with), the pros and cons:

Advantages

Disadvantages

Expertise and knowledge of the coach

Costs for the coaching

Individual consulting and customized strategies

Dependence on the coach

Motivation and support in achieving goals

Success depends on implementation

Access to a network and contacts in the industry

Seriousness of the coaches

Faster learning curve and avoidance of beginner’s mistakes

Dubious offers

Opportunity to learn from the experience of other participants

Limited personal support

Support in overcoming challenges

Time flexibility

Ongoing feedback and adaptation of strategies

No guarantee of immediate success or profit

Check: How to find good real estate coaches

Let’s summarize the 3 tips once again:

Trading Apps Comparison – There are many apps and few in which you can 1) sign up quickly [in a few minutes], find a 2) wide range of financial products [stock, ETF, crypto, etc.] and 3) have no costs, as in traditional banks (deposit and order). Trading cheaply has never been easier, thanks to tranding apps you can find for free in Google’s PlayStore and Apple’s iStore. My top 4, with 1st & 2nd place being the best (free deposit and free order): Trade Republic, eToro, Scalable Capital and flatex. Why and why, you can find out here!

Trading: Which app is useful?

All of them have been test winners in renowned compare, depending on which aspects were more or less in the focus of the test.

The A&O for trading is the quick and easy (also free of charge) deposit opening. Usually 3-5 minutes with the ID card for identification and you’re ready to go. There should be no costs for the depot, but also for trading. Tip: Place 1 + 2 are 100% free, as far as depot and trades are concerned.

In addition, of course, there is the large product selection. Starting with shares from different countries, ETFs (i.e. “bundled shares”), cryptocurrencies, commodities such as gold, oil, etc. At eToro (2nd place), you can “follow” other traders as an extra feature. This automatically copies their trades, all purchases and sales. With a look back at their investment history, an interesting tool for investors.

The most important services from experience:

Availability via app (smartphone) and browser (notebook)

Quick and easy deposit opening

No account and custody fees

Fair fixed prices

Favorable conditions

Large product selection (stock, ETF, crypto, commodities, etc.)

Caution. 3 simple golden trading tips

Before we get to my app recommendations and experiences, here are 3 important ground rules for beginners:

Don’t put all your eggs in one basket – diversifyyour investments

Trading only with “play money” – money that is not needed

“All time high” – values always rise in the long run (safe ETF and funds [like DAX or DOW), think long term

Short / medium and long term: trading differences

Here again, very, very generally set up, which types of investments take place in which time periods:

Long-term / quiet “trading” – Tip: Buy first property

Long / medium term trading – ETF (“bundle of shares” of one industry)

Medium-term trading – shares

Medium / Short Term Trading – Cryptocurrency

Short term trading – currencies

Long term: > 1 year
Medium term: ~ 1 – 12 months
Short term: ~ 1 week – 1 month

Tip. If cryptocurrency (like BitCoin, Ethereum, etc.) is held for more than 1 year, the gains are tax-free. Otherwise, capital gains tax (25% on gains) will apply.

Trade Republic: Rank 1 / Rating 8.9 out of 10

Trade Republic is Made in Germany and one of the success models and “Unicorns” (startup worth over 1 billion) in Germany. “Despite” being located in Germany, the app for iOS and Android offers the finest trading experience, from home and on the go.

All major stock market securities can be traded in the app: Stock, ETF, Crypto, Commodities, etc. Registration and login is done in less than 5 minutes.

Trade Republic does not cost money, the app is free, account management and custody, there are also no order fees. Therefore, deservedly, according to all experience in the first place.

Advantages / Disadvantages: No fees, operated + Made in Germany

My rating for the eToro app:

8.9 / 10 *

Trade Republic Disadvantages:

Fast online registration (with ID card)

No order fees

No custody fees

Developed and operated in Germany

Trade Republic Disadvantages:

None

Trade Republic App Download: Free

Open a Trade Republic account now:

EToro: Rank 2 / Rating 8.8 out of 10

eToro is, next to Trade Republic, my favorite app for trading on the go, in the office and at home. eToro is probably already known to many from TV commercials. As a US company, the startup naturally has much more capital than Trade Republic, for example.

After all my eToro experience, I can guarantee that the app is stable. Simple and fast registration via the app, deposit money, and you’re ready to go.

eToro has no custody fees, no account fees, no order fees. By the way, this is only the case with #1 and #2, the other apps always charge at some point. More about that in a moment!

Advantages / Disadvantages: No fees, traders copy, …

My rating for the eToro app:

8.8 / 10 *

Advantages of eToro:

Fast online registration (with ID card)

No order fees

No custody fees

Copy other traders (their trades)

Disadvantages of eToro:

Caution: Only private people are allowed to trade (business will be terminated immediately; even in minus)

Scalable Capital: Rank 3 / Rating 7.4 out of 10

Scalable Capital ‘s app runs flawlessly, almost everything can be traded, but the securities account costs 2.99 euros per month. Okay, it’s only 3 euros, but custody account fees are no longer state of the art. Therefore, in line with the 3 euros per month, only in 3rd place in the ranking and test, the app from Scalable Capital.

Advantages / Disadvantages: Custody fees, …

My rating for the Scalable Capital app:

7.4 / 10 *

Advantages of Scalable Capital:

Fast online registration (with ID card)

No order fees

Disadvantage of Scalable Capital:

Deposit fees: 2.99 euros per month

Flatex: Rank 4 / Rating 7.1 out of 10

Solid app, solid trading, but: What is even “worse” than custody fees of 2.99 euros per month, as in 3rd place? Order fees. Because for each trade at flatex, is paid extra. If you don’t trade in 1,000 euro or dollar increments, but with only 50 euros per trade or 100 euros per trade, you lose money that you don’t have to lose (see 1st, 2nd and maybe 3rd place).

That’s why it’s only 4th in the ranking of the best trading apps.

Advantages / Disadvantages: Order fees for stock trading, …

My rating for the eToro app:

7.1 / 10 *

Advantages of flatex:

Fast online registration (with ID card)

No custody fees

Disadvantages of flatex:

Partial sale providers compared – big house, big apartment, but too little liquid capital in everyday life? This partial sale provider comparison saves you several hours of research, calculation and the tedious task of understanding the differences. You get to know all the relevant providers – German Partial Purchase, Hausanker, Value Factor, Partial Sale One, Hausvorsorge, Engel & Völkers Liquidhome – including conditions, usage fees, execution fees, minimum real estate value and test winners. Plus: cumulative cost calculation over 15 years, risks (insolvency of the partial buyer, nursing care case, death), alternatives (life annuity, usufruct, reverse mortgage) and a compact FAQ. Goal: a well-informed decision on whether a partial sale is even sensible for your life situation.

What does real estate partial sale mean?

With a partial sale, you sell a portion of your property (usually 10–50 %) to a specialized financial company. In doing so, you become part of a community of owners consisting of two parties. Since you remain the sole user of the entire property, the financial company demands a monthly usage fee – economically comparable to rent on the sold portion. The basis for every calculation is the current market value of your property, which is determined by an appraisal.

Short definition in one sentence

Partial sale = You sell a co-ownership share, retain the sole right of use (a right established via a partition agreement or usufruct), pay monthly usage fee – upon later full sale, the partial buyer receives their share plus appreciation and possibly a transaction fee back.

The most important questions before a partial purchase

Sell a house share? Yes – most providers accept 10–50 % share.

Sell an apartment share? Yes, provided the minimum value (usually 100,000–250,000 €) is met.

Sell a plot share? Possible with some providers, but restricted.

Advantage? Bank-independent, fast liquidity without creditworthiness check as with a loan.

Disadvantage? Usage fee of about 2.75–3.5 % p. a. plus transaction fee upon full sale.

Risk? Often less remains upon later sale than the inflation eats away.

The key factors in partial purchase

Anyone who wants to compare providers thoroughly must understand five levers:

Market value of the property (example: 500,000 €)

Immediate cash payout (desired liquidity, e.g. 100,000 €)

Sold share in percent (e.g. 20 %)

Monthly usage fee (in % p.a. of the payout)

Conditions in the full sale (transaction fee, minimum sales guarantee, share of value increase)

The two key questions are:

How high is the ongoing usage fee – and does it accumulate over your remaining term to a manageable amount?

How much remains after the later full sale, taking into account the value increase and fees?

Rule of thumb: If the usage fee p.a. is higher than the current construction interest rate for a mortgage loan, the partial purchase is purely financially the more expensive solution.

6 Providers Compared – Test Winner & Ranking

Overview with test winner and detailed reasoning. Evaluated: Usage fee amount, execution fee amount, remaining profit after total sale, minimum property value, transparency.

Rank 1: Deutsche Teilkauf – Best Price-Performance

Currently leading provider thanks to low usage fee and – crucially – complete waiver of execution fee upon total sale.

Usage fee p. a. = 2.89 % = 241 €/Month

Remaining profit after 15 years = + 41.53 % vs. immediate payout

No execution fee

Rate on Deutsche Teilkauf

Rank 2: Hausanker – Best Conditions (Sister Company)

Operational part of the Deutsche-Teilkauf Group, almost identical conditions, merely +1 €/month usage fee.

Usage fee p. a. = 2.90 % = 242 €/month

Remaining profit after 15 years = + 41.53 %

No execution fee

Have it assessed on Hausanker

Place 3: Teilverkauf One

Fair conditions regarding the usage fee, however slightly weaker remaining profits in the case of the full sale.

Usage fee p. a. = 2.89 % = 241 €/month

Remaining profit after 15 years = + 28.50 %

Have it assessed on Teilverkauf One

Place 4: Wertfaktor

Established provider with a large market share, however an execution fee of approximately 4 % of the total sale – this noticeably reduces the remaining profit.

Usage fee p. a. = 2.90 % = 242 €/month

Remaining profit after 15 years = + 29.13 %

Execution fee: approx. 4.06 %

Have it assessed on Wertfaktor

Place 5: Hausvorsorge

The monthly fee is the same as the value factor, but the execution fee is significantly higher – in total, you are about 15 % below the winner of the test.

Usage fee p. a. = 2.90 % = 242 €/Month

Remaining proceeds after 15 years = + 26.34 %

Execution fee: approx. 6.12 %

Position 6: Engel & Völkers Liquidhome

Lowest usage fee on the market, but highest execution fee – attractive for owners with a short remaining usage period (e.g. 5–7 years).

Usage fee p. a. = 2.75 % = 229 €/Month

Remaining proceeds after 15 years = + 25.33 %

Execution fee: approx. 6.86 %

Minimum property value: approx. 250,000 €

Cumulative cost calculation over 15 years – the worst-case scenario

What many calculators from providers overlook: The monthly usage fee adds up. Example: 100,000 € immediate payout, 20 % share, 15-year term:

Position

Testsieger Deutsche Teilkauf

Engel & Völkers

Hausvorsorge

Immediate payout

+ 100,000 €

+ 100,000 €

+ 100,000 €

Usage fee 15 years

− 43,380 €

− 41,220 €

− 43,560 €

Remaining profit from total sale

+ 566,103 €

+ 501,336 €

+ 505,373 €

Comparison: Full sale today (500k) + 35 % value increase

+ 675,000 €

+ 675,000 €

+ 675,000 €

Difference to full sale

− 152,277 €

− 214,884 €

− 213,187 €

Plain language: Over 15 years, the comfort of staying in the home costs the winner of the test approximately 152,000 €, over 214,000 € with the most expensive provider – compared to the classic full sale followed by a rental solution.

Detail profiles of the providers

German Partial Purchase – Winner of the Test in Detail

Key Terms (Example: 500,000 € market value, 20 % share = 100,000 € payout):

Usage fee: 241 €/Month | 2,892 €/Year | 2.89 % p. a.

Value after 15 years (estimated): 699,128 €

Remaining share of owner: 566,103 €

Transaction fee: 0 %

Second payout: 566,103 € (+ 41.53 %)

HouseAnchor – Sister Product of German Partial Purchase

Conditions are practically identical, +1 €/Month. For owners without a brand preference, it is practically equivalent in terms of calculation.

ValueFactor – With Transaction Fee

Sell at least 20 % share (higher entry barrier than the test winner):

Share: 20 % | Usage fee: 242 €/Month (2.90 % p. a.)

Value after 15 years: 673,000 € | Remaining share: 538,400 €

Transaction fee: − 21,872 €

Second payout: 516,528 € (+ 29.13 %)

Warning: Total sale is below inflation compensation

HomeProtection

Usage fee: 242 €/Month (2.90 % p. a.)

Value after 15 years: 672,934 € | Remaining share: 538,347 €

Transaction fee: − 32,974 €

Second payout: 505,373 € (+ 26.34 %)

Engel & Völkers Liquidhome

Usage fee: 229 €/month (2.75 % p. a.)

Value after 15 years: 672,934 € | Remaining share: 538,347 €

Transaction fee: − 37,011 €

Second payout: 501,336 € (+ 25.33 %)

Risks & critical scenarios – these are rarely explained

The advertisers’ advertising conveniently omits four scenarios. Anyone considering a partial sale must know them:

Care
