A system of locks and dikes feeds the extensive gardens and the many water features: infinity pool, beach, lake, ponds and a waterfall. Terraces, bridges and relaxation areas are woven through the grounds; from the observation towers the view takes in the river and its birdlife, including nesting storks and flamingos. Exotic gardens of fruit and palm trees are lit at night. A large glass summerhouse with climate control completes the grounds, which have previously served as a setting for celebrations and events.

Wall-mounted air conditioning units, double glazed windows and doors and a mains electricity connection provide comfort. Water comes from the property's own spring; sewage is handled by an older septic tank system. A safe room off the entrance hall houses the video surveillance and alarm controls. An external staircase gives independent access to the first floor. Driving times: restaurants and bars 10 minutes, town, golf and shops 11 minutes each, beach 20 minutes, airport 40 minutes.
