<h2>Villa Tour Marbella: The most expensive neighborhoods</h2>
<p>Marbella is relatively small compared to other Spanish hotspots in the Mediterranean like Mallorca and Ibiza. After all, it is not an island, but a coastal strip. So your tour stretches for about 70 kilometers if you want to include all the relevant places from Cala de Mijas to Esetepona.</p>
<p>If you want to focus on Marbella city, you don&#8217;t have to look at the outer areas. For those who are looking for seclusion instead of city life, however, you should once drive the entire region from Cala de Mijas to Esetepona.</p>
<p>On the way to Marbella you will first pass through Mijas.</p>
<h3>Cala de Mijas: Remote, near airport</h3>
<p>In Cala de Mijas I got to know one of the first villas in Marbella, from a friend. The area is located between Málaga and Marbella. As you can see from the map, it has the best beachfront location. Directly in Beachfront you will find less villas. As in all of Marbella, the villas are always slightly in the hillside, instead of directly on the beach.</p>

<p>After Cala de Mijas you are in Marbella town. Before we look at the expensive villa districts, here is a tip for all visitors, the &#8220;Old-Town&#8221; of Marbella. Afterwards we drive to Monte Paraíso, the so called &#8220;Golden Mile&#8221; of Marbella and Nueva Andalucía, a district of Marbella, towards Estepona.</p>

<p>Not a place for villas, but for the old town romance of Marbella. Especially in the off-season (late fall, winter), you have many of the streets virtually to yourself and can enjoy the great restaurants, at 15 °, 20 °. From here you also come directly to the first hotspot of Marbella, to Monte Paraíso, the &#8220;Golden Mile&#8221;.</p>

<p>Monte Paraíso: The &#8220;Golden Mile&#8221; is located in the middle of Marbella. The neighborhood is located at the foot of Cumbre Vieja (big mountain to the inland). Small streets wind their way up to the gated communities. Here the prices for villas are around 3 to 15 million, depending on location and architecture.</p>

<h2>Palma de Mallorca: island capital and airport</h2>
<p>Palma de Mallorca is the island&#8217;s capital and from its &#8220;kind&#8221;, quite comparable with a small city. There is both the city center with many, really many shopping streets. There are small areas that are more artistic and also golfers always get their money&#8217;s worth in the climate.</p>
<h3>Southwest exposure = midday and evening sun</h3>

<p>As already announced, Son Vida is the villa district of Palma de Mallorca. Son Vida is one of the best areas ever on the Balearic island. Here you will find among the highest number of villas Mallorca. The golf club is on the doorstep, as well as the old town of Palma de Mallorca and also the airport is only 20 minutes by car, across the city.</p>

<p>Port Andratx is a must see! Here in Port Andratx a lot of things come together. A beautiful and large bay with mostly calm waves (tip for evenings: just enjoy the sound of the waves). You have a lot of life in the community at the port, everything from spa to shopping street. At the same time nature is in front of the house.</p>
<p>For boat owners also an interesting alternative to the large port of Palma de Mallorca.</p>
<p>The density of villas here in Port Andratx is particularly high. Accordingly, you can also find a nice villa for yourself here relatively quickly. In the smaller places that you have met before, the fluctuation is of course somewhat lower. <p>Directly after that comes Costa d&#8217;en Blanes, another small villa district. Not everyone wants to be directly near the beach, because especially in the seasonal period there are many, really many people here. Close to beautiful beaches, yet slightly elevated, lies Costa d&#8217;en Blanes.</p>

<p>Cala Vinyes is a beautiful stretch of beach and after a short jump over the tip of the island, you are already there. Although the party stronghold Magaluf is nearby, there are very nice, small villa communities in Cala Vinyes.</p>

<h3>Costa de la Calma: Port Andratx transition / Southwest island</h3>
<p>A little further north, already in the direction of Port Andratx, you will find Costa de la Calma. The name says it all, here you will find a gorgeous, rugged coast with cliffs (but also swimming opportunities). Costa de la Calma is the last stop on our tour in this part of Mallorca.</p>
<p>You could also continue the villa tour directly from Port Antratx via Costa de la Calma, towards the southwest. So you have seen all the important neighborhoods in one day.</p>

<p>For those who move to Ibiza, there is one main reason: the always beautiful, warm climate and sunny weather of the ballear island. Especially wintering and renting in the summer, during the peak season, is a popular model, even for villa owners in Mallorca. A brief look at the statitical values:</p>

<h3>Es Cubells: Most exclusive location &#038; gated community</h3>
<p>Es Cubells is a village in the southwest of the island, with attached gated community on the cliffs, towards Africa.</p>
<p>Want to live next to soccer stars from Barcelona and Madrid? One of the few gated communities built right on the cliffs. So there is only one road into this community with villas from 6 million to ~ 25 million. Individual wishes upwards are of course no limits. In a short time there will be no more properties under 10 million.</p>
<p>I now had another of the few gems that were on the market for only 3.7 million. An incredible villa built in the cliffs on several levels.</p>
<p>The travel time from the airport is about 30 minutes, with a comfortable ride.</p>

<p>Roca Llisa is also a gated community and can only be entered with a short security check. The big advantage of Ruca Llisa is the proximity to Eivissa (airport, shopping, etc.), the capital of the island. From here to the city you need hardly 15 minutes by car. Here in Roca Llisa there are not only villas in the million range, you can already buy condominiums around 500,000 euros.</p>
<p>Compared to the gated community in Es Cubells a great advantage if you appreciate and love the city and city life. In return, you have absolute seclusion in Es Cubells if you are looking for it in Ibiza.</p>

<h3>Santa Gertrudis: The &#8220;real&#8221; Ibiza</h3>
<p>Santa Gertrudis, more precisely Santa Gertrudis de Fruitera, is an absolute pearl, in the center of the island. While of course very much of Ibiza is focused on the beach, here you will find the real Ibiza. Another reason for the authentic nature of the place, here is the residence of the Spanish king. In fact, you&#8217;ll pass by it every time you leave the expressway from Eivissa to Santa Gertrudis.</p>
<p>No beach view, no sea in front of the house, but the absolute real life of Ibiza, between lemon trees and small two-story houses.</p>

<p>Sant Josep is on the way to Cala Vadella. It is one of the most central towns and is very close to the hippie market, where you can also spot a celebrity or two. In the core of the municipality you will find everything important and the route to Eivissa is simple: straight ahead. In just 20 minutes you are at the airport.</p>

<h3>Sant Agusti: Wide view over land and sea</h3>
<p>Sant Augusti is located next to Sant Antoni, a rather simpler place. But: the view goes from Sant Augusti is wonderful. Here you will also find one of the highest rocky islands rising from the sea. Between the Mediterranean Sea and the property you also look at Ibiza as it is. With small fields and orange trees as far as the eye can see.</p>
<p>Spectacular and fabulously illuminated at night by the lights of Sant Antoni &#8211; and better than looking at the inky black sea at night.</p>

<h3>Security of the bank for foreign property</h3>
<p>Why is that? For example, you live in Germany and your property is in Ibiza. Suddenly something goes wrong with the current financing, one or two installments arrive late at the bank. The effort, simply put, to get the property would be enormous for the bank, compared to a property that is in Germany.</p>
<p>Accordingly, the bank requires much more collateral from you for such a property abroad, even as a millionaire. Your regular house bank will most likely also refer you to a Spanish partner bank, which will then provide the financing.</p>
<p>But don&#8217;t worry, I can advise you on this aspect as well.</p>
