<p>On the way to Berlin Mitte, you automatically pass through the best areas. Nikolassee, Zehlendorf, Grunewald – all three have stood for wealth, nature, old villas, embassies, and established families for decades.</p>

There have been many rumors – among others, that one of the former owners was Brad Pitt. Is that true? Who knows. But it shows the level we are dealing with here. The villa was designed by <a href="https://fivmagazine.de/graft-architekturbuero-unternehmen-architektur-immobilien-planung-interview/" target="_blank" rel="noopener">Graft</a>. &#8220;Listed&#8221; (<a href="https://lukinski.com/off-market-real-estates/">Off Market</a>) it was last for <strong>79 million euros</strong>.</p>

<p>In fact, she is not the only villa in this segment. Other properties on the island would also easily reach offer prices of 55–60 million euros. <p>The island still feels like a piece of secluded Berlin, quiet, green, and with an architecture that is rarely found elsewhere. To understand the house, you have to go a bit further back: How did Schwanenwerder even come to be, who built the first villas here, and why exactly at this location?  </p>

<h3>How the island actually became an island</h3>
<p>At the end of the 19th century, Schwanenwerder was only an unremarkable spot in Wannsee. No paradise, no villa suburb – more of an idea. This idea was Friedrich Wilhelm Wessel, a Berlin construction entrepreneur. <a href="https://industriekultur.berlin/ort/insel-schwanenwerder/" target="_blank" rel="noopener">He bought the site and had it filled in</a>, shaped and established a concept: large plots, lots of space, peace, no noisy uses. <a href="https://www.gedenktafeln-in-berlin.de/gedenktafeln/detail/schwanenwerder-villenkolonie/2920" target="_blank" rel="noopener">Schwanenwerder was meant to become a retreat</a>, a counterpoint to the growing metropolis.</p>

<h3>The first houses: who built them and why</h3>
<p>The first villas on Schwanenwerder were not random constructions. Wessel required buyers to build high-quality houses within a short time. He wanted no mixed-use area, but a closed, stylish ensemble. For this, the owners brought in some of the best architects of their time. <a href="https://www.berlin.de/ba-steglitz-zehlendorf/auf-einen-blick/kultur/assets/stelen/stele_insel_schwanenwerder.pdf" target="_blank" rel="noopener">Paesler &amp; Natho</a> designed early country houses with turrets, bay windows and French styles. <a href="https://www.berlin.de/ba-charlottenburg-wilmersdorf/ueber-den-bezirk/geschichte/persoenlichkeiten-und-gedenktafeln/artikel.1111208.php" target="_blank" rel="noopener">Bernhard Sehring</a> – one of the most sought-after architects in Berlin – created distinctive villas with great attention to detail. Later <a href="https://museumderdinge.de/ueber-uns/deutscher-werkbund/akteurinnen-des-deutschen-werkbunds/bruno-paul/" target="_blank" rel="noopener">Bruno Paul</a> and <a href="https://de.wikipedia.org/wiki/Richard_Blumberg" target="_blank" rel="noopener">Richard Blumberg</a> joined, both known for elegant, quiet architecture. The gardens were planned by garden artists such as Rudolf Jürgens or Ludwig Lesser. Each villa should become a small work of art.</p>

<h3>The Swan House: A country house with a French touch</h3>
<p>The Swan House was built around 1900 exactly at this time. The house followed the French late baroque style: two small tower hoods, curved lines, a large terrace with a view of the lake. It was a representative, but not overly decorated country house. The first plans show a house with a lot of openness – large windows, high light intake, a garden that was more of a park than a plot.</p>

<h3>The atmosphere on the island: summer houses and retreats</h3>
<p>Around 1910/1920, entrepreneurs, merchants, and bankers lived here. Many used their houses as summer residences. Mornings were quiet over the water, evenings brought company on the terraces, in between gardeners, boats, and long garden paths. The Swan House was part of this: not a palace, but an elegant, quiet house, built for people seeking distance from city life.</p>

<h3>Renovations and changes over the decades</h3>
<p>Schwanenhof has experienced many changes over time. The tower cap on the north side was destroyed during World War II and was not rebuilt. In the 1950s, the top floor was expanded, later new living rooms were added. In the 1990s, a modern south extension was built, which expanded the house and adapted it to today&#8217;s living needs. The garden hall was closed, paths were newly laid out, some historical details were lost, others were preserved.</p>
