What you Have to Know about Frankfurt

Frankfurt am Main, or just Frankfurt, is a massive economic hub in the west of Germany. It is home to the headquarters of massive banks, as well as Germany’s busiest airport. Although often talked about as a gray and dreary city, this is not the opinion of those living here. Ranking 12th on the list of most liveable cities, the city offers many advantages for its inhabitants. That’s because it’s more than just gray streets and skyscrapers with men in suits. It has a beautiful old town, and throughout the city offers many restaurants, festivals, and the famous frankfurter christmas market. Thanks to its fairly southern location it also has better weather than some of the bigger cities like Hamburg and Berlin.

Buy Or Rent in Mainhattan?

In Frankfurt the rental prices are relatively high. A vacancy rate of around 0.3% means massive demand for rental options. This makes real estate investment a better option compared to rental. No matter if deciding to let or as a primary residence. It is, when deciding between rental and buying, a good idea to compare the prices for these two options. The rent price multiplicator, an indicator of how advantageous it is to buy rather than buy, is around 33, a quite desirable value, yet this does not account for the difficulty which is inherent in finding an apartment, while also neglecting the profitability of buying real estate in such a rising market.

Rent/m²: €12,5-€20,50

Price/m²: €5.000-€13.750

Prices in Germany’s Banking Capital

Frankfurt is Germany’s second richest city, as well as having the second highest rental price in Germany. The vast majority of real estate in Frankfurt, unlike other German cities, is new constructions. The prices for these have also remained steady for the past years. Additionally, renting is not as popular here, likely due to the high average capital on behalf of investors. This is combined with excessive demand thanks to the thriving economy and growth in employment possibilities.

Frankfurt – Where to Live

Deciding where to move means looking at what is popular at the moment. These are the districts with the highest increase in population over the past 5 years.

Kalbach-Riedberg – 65,5%

Gallus & Europaviertel – 38,9%

Gutleutviertel – 15,9%

Unterliederbach – 14,2%

Prices to Buy in Frankfurt

Between 2011 and 2016, prices for homes increased by 17.1% in Frankfurt. Average yield on real estate investments is at 7%, higher than in most other cities. Renting in Frankfurt is, as mentioned, difficult and costly thanks to a saturated market. The increases are especially massive for new buildings (€16.72), than for existing (€14.26). The lucrative market is truly in single-family residences. These had an average price of almost €1 mil., which increased by 27.5% in the past 5 years. These are especially prevalent in Praunheim, Bergen-Enkheim, and Kalbach-Riedberg. For the luxury investor, Bockenheim is the go-to, and is considered the best place to live in Frankfurt. We summarize the prices for single and double family residences in very good to less desirable parts of the city

Very Good – €2.100.000-€6.950.000 (increasing)

Good – €575.000-€2.250.000 (increasing)

Mediocre – €375.000-€645.000 (increasing)

Simple – €240.000-€495.000 (steady)
