Where is Marbella? Location, Arrival and Welcome

Marbella is located in the southernmost corner of mainland Europe, in the south of Spain, immediately along the Mediterranean coast. The nearest airport in Málagais 40 minutes away by car. So to get to Marbella you need to bring a day of travel, unlike, for example, in Mallorca, with villa in Son Vida or in Ibiza, with villa in Sant Jesús.

Therefore, mostly a recommendation only for those who have either 1) personal connection to Marbella or 2) real golf fans who want to spend a lot of time on the green, even when wintering.

• 40 minutes from the nearest airport (Málaga)

Temperature and Climate: Cumbre Vieja

Cumbre Vieja is a large mountain at the foot of which Marbella stretches along the coastline. The Cumbre Vieja has something magical and keeps, so it seems, the clouds from the inland to move over Marbella. It protects the place from too high temperatures of the inland, from clouds, wind and weather.

Villa Tour Marbella: The most expensive neighborhoods

Marbella is relatively small compared to other Spanish hotspots in the Mediterranean like Mallorca and Ibiza. After all, it is not an island, but a coastal strip. So your tour stretches for about 70 kilometers if you want to include all the relevant places from Cala de Mijas to Esetepona.

If you want to focus on Marbella city, you don’t have to look at the outer areas. For those who are looking for seclusion instead of city life, however, you should once drive the entire region from Cala de Mijas to Esetepona.

On the way to Marbella you will first pass through Mijas.

Cala de Mijas: Remote, near airport

In Cala de Mijas I got to know one of the first villas in Marbella, from a friend. The area is located between Málaga and Marbella. As you can see from the map, it has the best beachfront location. Directly in Beachfront you will find less villas. As in all of Marbella, the villas are always slightly in the hillside, instead of directly on the beach.

Advantages of Cala de Mijas:

• Away from the hustle and bustle of the city
• Relatively quiet beaches (comparison Marbella)
• Smaller community, faster connection
• Proximity to the airport (only 20 minutes)

After Cala de Mijas you are in Marbella town. Before we look at the expensive villa districts, here is a tip for all visitors, the “Old-Town” of Marbella. Afterwards we drive to Monte Paraíso, the so called “Golden Mile” of Marbella and Nueva Andalucía, a district of Marbella, towards Estepona.

Old-Town

Not a place for villas, but for the old town romance of Marbella. Especially in the off-season (late fall, winter), you have many of the streets virtually to yourself and can enjoy the great restaurants, at 15 °, 20 °. From here you also come directly to the first hotspot of Marbella, to Monte Paraíso, the “Golden Mile”.

Monte Paraíso: The Golden Mile

Monte Paraíso: The “Golden Mile” is located in the middle of Marbella. The neighborhood is located at the foot of Cumbre Vieja (big mountain to the inland). Small streets wind their way up to the gated communities. Here the prices for villas are around 3 to 15 million, depending on location and architecture.

Advantages of Monte Paraíso:

• Immediate proximity to the city
• Unique view over Marbella
• Exclusive neighborhood

Nueva Andalucía: Golf Clubs and Marina

In Nueva Andalucía, besides all the advantages, you have one thing directly: many golf courses. I have already written about the Golf Club Los Naranjos in my magazine. In addition, Puerto Banús (marina) is located here in the district. There

You really want it quiet and secluded? Then you should not skip Benahavís on your sightseeing tour in Marbella. Benahavís is about 10 minutes inland, depending on how you drive. So it’s really just a short hop from Nueva Andalucía.

Location in / near Marbella:

Estepona: 30 minutes from Marbella

If you don’t want to buy directly in Marbella, Esetepona is a good option, only about 30 minutes by car, along the coast. The real estate offers here are somewhat more limited, accordingly, you may have to bring some time in the property search. In Marbella itself you will almost always find interesting offers, whether villa, historic finca or duplex in the city.

The island “capital” of Mallorca is also located in the southwest of the island. Why? Here you have the most sun, in southern exposure. In the west of the island you also have the advantage of being able to enjoy the evening sun and the sunset over the sea.

Where do you feel comfortable?

City Life – If you are looking for a central location, with lots of liveliness and quick access to the city and the airport, then places like Son Vida (suburb) or Costa d’en Blanes and Bendinat, just a few minutes away by car, are ideal for you!

Old town and Santa Catalina: cafe stop before sightseeing

Santa Catalina district – Not known for villas, but my favorite district in Palma de Mallorca, right after the city center / old town itself. From here we put with a good cafe directly over, to Son Vida, the villa district of Palma de Mallorca.

Son Vida: Palma suburb (city and luxury)

As already announced, Son Vida is the villa district of Palma de Mallorca. Son Vida is one of the best areas ever on the Balearic island. Here you will find among the highest number of villas Mallorca. The golf club is on the doorstep, as well as the old town of Palma de Mallorca and also the airport is only 20 minutes by car, across the city.

After Son Vida, there are two options:

1. Driving to the west – direction Port Andratx
2. Driving to the southwest – Cala Vinyes and Sol de Mallorca

We continue to Port Andratx, this is a place you must know in your search.

Port Andratx: Own class

On the way to Port Andratx you will also pass Cala Fornells and Camp de Mar:

Cala Fornells: villa district on the beach

Just a few kilometers away, Camp de Mar. Camp de Mar is also convenient for those who like to have the golf club on their doorstep. Of course, there are also properties at and on individual golf course sites, for true golf fans.

Port Andratx: harbor town and villas Area

Port Andratx is a must see! Here in Port Andratx a lot of things come together. A beautiful and large bay with mostly calm waves (tip for evenings: just enjoy the sound of the waves). You have a lot of life in the community at the port, everything from spa to shopping street. At the same time nature is in front of the house.

For boat owners also an interesting alternative to the large port of Palma de Mallorca.

The density of villas here in Port Andratx is particularly high. Accordingly, you can also find a nice villa for yourself here relatively quickly. In the smaller places that you have met before, the fluctuation is of course somewhat lower. The harbor town is extremely popular and also a dream at night, with wonderful lighting of the promenade and the two bay sides to the left and right. Port Andratx:

• Away from Palma de Mallorca

Via Bendinat and Costa d’en Blanes (which you should see), you come to the south-western part of the island. Here you will find different, small villa neighborhoods. Some with cliffs, some with sandy beaches. It is good to see all areas, so you can make an overview and decide according to your wishes.

Costa d’en Blanes: Behind the beaches

Directly after that comes Costa d’en Blanes, another small villa district. Not everyone wants to be directly near the beach, because especially in the seasonal period there are many, really many people here. Close to beautiful beaches, yet slightly elevated, lies Costa d’en Blanes.

Costa d’en Blanes:

• Away from the beach paths / areas
• Close to Palma de Mallorca

Palma Nova: Close to the city and yet secluded

The last stop before Santa Ponsa is Palma Nova. Again a somewhat larger place, compared to Bendinat. Also popular with some and definitely worth a look on a villa tour.

Palma Nova:

• Shopping facilities directly
• Near the beach (walking distance)
• Remote from Palma de Mallorca

Now we move on to smaller communities and communities that all have their own merits. Often it’s the little things: Cliffs, sand, the view, the village street, perhaps a memory of a “first vacation.” Purchase decisions are made for many reasons.

Santa Ponsa: Far away from the hustle and bustle

On a villa tour Santa Ponsa should not be missed. The area stretches along the southwest coast and on good days, you can see all the way to Ibiza from here. In the south of the municipality you will also find Port Adriano, a villa district, to which we come directly after Santa Ponsa.

Mallorca, not only beautiful from the outside, even inside the real estate you “live” Mallorca.

Port Adriano (El Toro): Extra tip in Santa Ponsa

Also interesting in Santa Ponsa is Port Adriano (El Toro). Therefore, once again mentioned separately and shown with map, in which location you need to look to find a nice villa and buy if necessary.

Cala Vinyes: More beach and Mediterranean Sea

Cala Vinyes is a beautiful stretch of beach and after a short jump over the tip of the island, you are already there. Although the party stronghold Magaluf is nearby, there are very nice, small villa communities in Cala Vinyes.

Sol de Mallorca: Sun of Mallorca

My penultimate tip for the southwest, below Palma de Mallorca, is Sol de Mallorca. Sol = sun, that explains for sure already a lot. It does not get much further south in Mallorca!

Costa de la Calma: Port Andratx transition / Southwest island

A little further north, already in the direction of Port Andratx, you will find Costa de la Calma. The name says it all, here you will find a gorgeous, rugged coast with cliffs (but also swimming opportunities). Costa de la Calma is the last stop on our tour in this part of Mallorca.

You could also continue the villa tour directly from Port Antratx via Costa de la Calma, towards the southwest. So you have seen all the important neighborhoods in one day.

Inland and north of the island

Of course, you can find villas not only from Palma towards the southwest island. There are also small villa neighborhoods inland and in the north that you can look at as an alternative.

Santa Eugenia: Pearl of the center of the island

Real estate investors and brokers know: Asking price is not selling price.

I like to calculate for my clients, in a first evaluation, like this: Each square meter (with beach view) costs 10,000 euros. If recently renovated or new 15,000 euros. In addition, there is “the view”. The better the view, the more exclusive, the more expensive. Depending on the size of the villa 100,000, 200,000, 500,000. As always, upwards there are no limits.

A “nice” villa in “good” location (everything is relative and depends on your individual goals and desires) with 200 m² so 2.000.000 + “View”.

As in Germany, it is worth looking at existing properties in which you can still invest a little to get a more attractive purchase price. Per square meter, you can expect a cost of around 1,800 euros at a corresponding level.

Ibiza: A-location for your villa

Start me with (my, personal) A-locations on the island. Starting with Eivissa, the “island capital” with direct access to the airport, shopping, but also beaches, yacht port, etc.. Then I take you to Es Cubells, one of the most exclusive and expensive places in Ibiza.

Es Cubells: Most exclusive location & gated community

Es Cubells is a village in the southwest of the island, with attached gated community on the cliffs, towards Africa.

Want to live next to soccer stars from Barcelona and Madrid? One of the few gated communities built right on the cliffs. So there is only one road into this community with villas from 6 million to ~ 25 million. Individual wishes upwards are of course no limits. In a short time there will be no more properties under 10 million.

I now had another of the few gems that were on the market for only 3.7 million. An incredible villa built in the cliffs on several levels.

The travel time from the airport is about 30 minutes, with a comfortable ride.

Advantages of Es Cubells:

• Secluded, who really seeks tranquility
• One of the most exclusive locations
• Immediate proximity to famous soccer players
• Gated Community (optional)

Most of the properties are on much steeper cliffs than this one:

Roca Llisa: One of the most exclusive adresses

Roca Llisa is also a gated community and can only be entered with a short security check. The big advantage of Ruca Llisa is the proximity to Eivissa (airport, shopping, etc.), the capital of the island. From here to the city you need hardly 15 minutes by car. Here in Roca Llisa there are not only villas in the million range, you can already buy condominiums around 500,000 euros.

Compared to the gated community in Es Cubells a great advantage if you appreciate and love the city and city life. In return, you have absolute seclusion in Es Cubells if you are looking for it in Ibiza.

Sant Jesús: North of Eivissa

Sant Jesús has one great advantage, its close proximity to the city. The municipality itself is small, but with the short drive time to Eivissa, this cozy atmosphere is exactly what makes Sant Jesús, so close to the center, so attractive to buyers.

My recommendation for good B locations in Ibiza.

Cala Vadella: First class cove with tranquility

A dreamlike bay, which is 30 minutes away from the airport, but offers exactly this comfort: Seclusion. With small restaurants, a beach bar, but above all peace and quiet and this unique view into the bay.

Santa Gertrudis: The “real” Ibiza

Santa Gertrudis, more precisely Santa Gertrudis de Fruitera, is an absolute pearl, in the center of the island. While of course very much of Ibiza is focused on the beach, here you will find the real Ibiza. Another reason for the authentic nature of the place, here is the residence of the Spanish king. In fact, you’ll pass by it every time you leave the expressway from Eivissa to Santa Gertrudis.

No beach view, no sea in front of the house, but the absolute real life of Ibiza, between lemon trees and small two-story houses.

Sant Josep: center island

Sant Josep is on the way to Cala Vadella. It is one of the most central towns and is very close to the hippie market, where you can also spot a celebrity or two. In the core of the municipality you will find everything important and the route to Eivissa is simple: straight ahead. In just 20 minutes you are at the airport.

Popular, well-known and always worth a visit, the “hippie markets”.

Sant Agusti: Wide view over land and sea

Sant Augusti is located next to Sant Antoni, a rather simpler place. But: the view goes from Sant Augusti is wonderful. Here you will also find one of the highest rocky islands rising from the sea. Between the Mediterranean Sea and the property you also look at Ibiza as it is. With small fields and orange trees as far as the eye can see.

Spectacular and fabulously illuminated at night by the lights of Sant Antoni – and better than looking at the inky black sea at night.

C-locations in Ibiza: Good, but simple

C-location does not mean risk, as in Germany. C-location means rather, something “simpler” from the cityscape. You should also know these places and, if necessary, omit them directly from your real estate acquisition.

Sant Antoni de Portmany: The city of the British

One of the great places in Ibiza, but rather with British tourists looking for a cheaper alternative. By no means a comparison to Mallorca and Palma de Mallorca, but by Ibiza standards, not the first choice for buyers.

Formentera: offshore island with ferry connection

A beautiful island, but really only for those who want to live really secluded.

Financing a villa: Financing in Ibiza

Financing a foreign property – This aspect cannot be summarized in a general way for the whole world. But here is a little insight for Spanish real estate.

Equity: Share in loan financing

In Spain, however, you can expect to have to provide between (40 to) 60% equity as a rule.

In Germany, it is usually only 15% equity that you need for real estate financing.

Security of the bank for foreign property

Why is that? For example, you live in Germany and your property is in Ibiza. Suddenly something goes wrong with the current financing, one or two installments arrive late at the bank. The effort, simply put, to get the property would be enormous for the bank, compared to a property that is in Germany.

Accordingly, the bank requires much more collateral from you for such a property abroad, even as a millionaire. Your regular house bank will most likely also refer you to a Spanish partner bank, which will then provide the financing.

But don’t worry, I can advise you on this aspect as well.
