<h2>Valuation of developed and undeveloped land</h2>
<p>With the comparative value of the IPV, an offer price can be determined more precisely. <h2>Taxes on land sale: Overview</h2>

<h3>Acquisition tax, speculation period, sales tax, trade tax</h3>
<p>Since 2012, taxes of 25 % are due on the sale of land. This applies to the profit made from the sale of a property. In principle, a speculation period of ten years also applies here. The profit is calculated as the difference between the acquisition costs and the sales proceeds.</p>
<p>There is no sales tax on the sale of land. Trade tax is only payable by businesses if the purchased property is counted as business assets.</p>

<h2>Costs, expiry and land transfer tax</h2>
<p>There are also some additional costs that have to be considered when selling land. These include first and foremost the land transfer tax. It is different in the individual federal states. <h3>Costs for the notary public</h3>

<h3>Procedure of a notarial act</h3>
<p>A notarial certification always follows a certain scheme. For the time being a date is chosen for the notarization. At this appointment, not only the notary but also all contracting parties must be present in person. The notary reads out the purchase contract. Change requests can then still be made. <p>Determining the value of real estate is best done without an &#8220;emotional attachment&#8221; to the property. So if you want to sell your property without a real estate agent, you have to free yourself from all &#8220;ties&#8221; to the house. But even then, there are still plenty of &#8220;traps&#8221; that the private seller can fall into. For example, investments in high-quality fittings for bathrooms, floors, etc. do not per se increase the value of the property. Damp spots on walls, mold, window frames with peeling paint, &#8220;blind&#8221; windows or worn parquet significantly reduce the purchase price. <p>The costs of a renovation or modernization must always be in reasonable proportion to the expected sales price. It is often very difficult to estimate this. Of course, a building expert can be consulted here as well. But this expert opinion costs money in any case. <p>A special case are properties that are not (anymore) inhabited at the time of sale. If all furniture and personal belongings are then removed from the house or apartment, then possible damages reveal themselves very quickly. Here, too, it is a matter of: remove!
