Buy property with social binding – What does social binding mean? How long is the social commitment? And at what point does an investment in such a property pay off? Whether you are an owner-occupier or an investor, find out here everything you need to know about real estate with a social commitment!

Social and post-bonding: Definition & Explanation

What does social binding mean? A social commitment is a price commitment of the property. In order to support low-income citizens, the state thus offers social housing.

Important: If you want to rent here, you need a certificate of eligibility for housing.

This is favored by the promotion of public funds, such as low-interest loans and grants from public authorities. If you want to buy a property with a social commitment, you are bound to it until the public loans and grants have been repaid. If everything has then been paid off, it takes another 10 years until the social binding officially ends – also called: Nachbindung.

Maximum rent: cost rent & rent increase

How much rent can you expect as a landlord of a property with social commitment? In order to ensure affordable housing, only a “cost rent” is charged here. For this, only the running costs of the property are taken into account, such as the financing costs and the public building loan. A rent increase may then only take place every 3 years. After the end of the additional commitment period, you can then adjust the rent to the current rental prices.

These factors are taken into account in the cost rent:

Current costs

Financing costs

Public building loans

Summary: What is a social bond?

So here are the most important points summarized at a glance:

Financing through public funds

Renting to low-income persons through housing entitlement certificate

Post-commitment period ends 10 years after full repayment of public loans

Maximum rent is limited by cost rent

Invest in a property with a social commitment

Now that we have clarified what a property with a social commitment is, the question naturally arises: Is it worthwhile at all to invest in such a property as an owner-occupier and capital investor? Let’s take a closer look at the two cases:

Buy property with social commitment for personal use

As already mentioned, only people who have a housing entitlement certificate due to their low income can move into a property with a social commitment. This also applies to owner-occupancy. So if you as a buyer earn only a low salary, the purchase of a property with social binding for owner-occupancy is quite possible. However, if you earn too much, you will need to apply for an extra exemption. This can also lead to increased incidental purchase costs, as you will have to pay a shortfall occupancy tax.

The most important summarized:

Only for low-income buyers

If salary is too high: apply for an exemption and pay a shortfall levy.

Real estate with social commitment as capital investment

If you invest in a property with a social obligation as a capital investment, you must always expect a shortfall. Real estate with a social commitment is therefore only really interesting as an investment for capital investors if the low return is reflected in a favorable purchase price and your goal is tax-free capital appreciation.

Conclusion: Should you buy a property with social binding?

As an investor, an investment in a property as a social commitment is therefore only worthwhile if the focus is on tax-free appreciation without time pressure. Whereas owner-occupiers benefit above all if they themselves have a residential entitlement certificate.

Or an apartment building built in 1982 that you would like to buy? Then you can find out everything about the building fabric, the brickwork, heat and sound insulation and which repairs and defects you should expect. In addition, at the end the question: Should you invest in old real estate?

Old real estate: apartment & house from older decades

Over 2,650,000 properties in Germany were built before the year 1919. And some time later in the middle of the century, there were even almost 7,500,000 houses! Of course, construction technology was different back then. But as the decades passed, the building industry rapidly learned and not only resorted to more efficient building materials, but also focused on the topics of sound and heat insulation, as well as fire protection.

Here is a brief overview:

Built before 1919: 2,655,042

1919 – 1949 Built: 2,374,762

1950 – 1979 Built: 7,357,255

1980 – 1989 Built: 2,090,142

1990 – 1999 built: 2.490.829

2000 – 2011 built: 1.954.588

Each decade brought different advantages and disadvantages. Do you want to invest in a condominium built in 1940? Or buy an apartment building built in 1967 as an investment? Before we go into the different defects, here in advance the advantages and disadvantages of such an older existing property:

Existing property: advantages and disadvantages summarized

If you want to invest in an income property, then an existing property from older decades has very clear advantages: The purchase price is low and the rental yield is high. The ancillary purchase costs and the equity capital to be invested are also kept within reasonable limits. At the same time, maintenance costs are comparatively high.

Older existing properties in B and C locations make excellent yield properties!

Here again summarized, the advantages and disadvantages.

Advantage of buying an old property:

Mostly more favorable purchase price

Costs are calculable if you are aware of the defects

Lower purchase price often ensures better return on investment

Location in grown infrastructure

Disadvantage of buying an old property:

High costs for maintenance and repairs

Possible hidden defects

So what distinguishes the properties of different construction years from each other? And what are the respective defects you should expect? So let’s start chronologically – with properties older than 120 years.

Real estate with year of construction 1900

Cracks in the masonry are typical for older properties built before 1900. Due to the outdated construction technology of that time, thermal insulation is either non-existent or inadequate. The windows are usually single-glazed, letting the cold into the house in winter, while moisture accumulates in the attic and basement rooms. And some deficiencies can be found in the bathrooms as well: Lead pipes, which have not been permitted since 1971, can often be found here and usually need to be urgently replaced after purchase.

Typical for 120+ year old properties: energy sufficiency was not an issue back then!

Defects of real estate before 1900

Here is a brief overview:

Cracks in plaster and masonry

Lack of thermal insulation on the facade, roof and windows

Damp basement

Outdated technology and electronics

Outdated clay and lead pipes in the bathroom

Real estate with year of construction 1900 – 1939

Similar defects can also be found in properties built between 1900 and 1939. A lack of underlayment lets cold and damp into the house, wooden beam ceilings are plagued by sponge infestation and the walls, which are often constructed far too thinly, are prone to mold. Not only the ceiling is made of wood, but also the stairs – an enormous fire risk!

Characteristic: In the past, no attention was paid to fire protection during construction!

Checklist: Defects of real estate around 1900 – 1939

All shortcomings briefly summarized at a glance:

Missing underlays

Condensation problems

Sponge and mold infestation

Hardly any fire protection available

Obsolete clay and lead pipes

Cracks in the masonry

Real estate with year of construction 1939 – 1945

Typical for real estate built between the years 1939 and 1945 is the poor building fabric. During the war, raw materials, time and energy were put into the war. Building was therefore fast and cost-saving, which is why both building fabric and the statics of some properties suffered. Unsuitable building materials were also used, such as building rubble and summer wood.

Checklist: Defects of real estate around 1939 – 1945

Typical deficiencies include:

Poor building fabric

Pest infestation due to wrong building material

Static problems

Cracks in the masonry

Obsolete gas pipes

Hardly any fire protection

Real estate with year of construction 1945 – 1959

Above all, poor or missing thermal insulation is often found in properties built between 1945 and 1959. Building materials that are now considered questionable were also often used. These include asbestos, tar, formaldehyde paint and lead paint. Still an issue: the lack of fire protection. After the war, houses had to be built quickly and efficiently. As a result, there is usually a lack of access for the fire department, and fire doors are also almost non-existent. Soundproofing was also not considered at the time, which is why old apartments from this period are often very bright.

Checklist: Defects of real estate around 1945 – 1959

Characteristic of real estate from the period are:

Use of questionable building materials

Lack of fire protection

Lack of soundproofing

Lack of thermal insulation

Leaking gas pipes

Cracks in the masonry

Real estate with year of construction 1960 – 1969

In the second half of the 20th century, the construction method improved. Wood was no longer used for stairs and ceiling. Instead, stone and concrete were now used and the windows were insulated with aluminum. Drains prevented moisture from causing mold in the basement and attic, and underlayment was installed. From now on, emphasis was placed on thermal insulation, but harmful substances continued to be used for this purpose.

Checklist: Defects of real estate around 1960 – 1969

Here is a brief overview:

Building materials of concern

Insulation harmful to health

Concrete damage

Uninsulated roof trusses

In the 1970s, building technology once again improves immensely. The newly adopted requirements for sound insulation lead to more efficient construction. Lead pipes are no longer laid, but copper water pipes, and construction is mainly done with concrete. Despite improved building materials, cold penetrates the living spaces in winter and leads to mold.

Checklist: Defects of real estate around 1970 – 1979

Typical deficiencies include:

Parquet adhesive containing tar

In need of renovation

Concrete as a building material

Real estate with year of construction 1980 – 1999

Properties built in the last 30 to 40 years are usually characterized by their modern construction technology. Nevertheless, some deficiencies can be found here as well. The costs for maintenance are high, the roof connections are broken and the central heating before 1985 often leads to problems.

Checklist: Defects of real estate around 1980 – 1999

Here again the typical defects from 1980 – 1999:

Connections and terminations for flat roof

Central heating

Expensive maintenance

Conclusion: Should you invest in old real estate?

Admittedly: Compared to new buildings of the modern age, properties from older construction years have their very own charm. And depending on the year of construction, they bring their own advantages and disadvantages, and with a little capital, even building services, roof and masonry can be renewed.

You can now find even more about the respective defects by year of construction on my new project for real estate buyers (Immobilien-Erfahrung.de):

Camping with a roof tent is becoming even more popular at the moment. Having your own roof tent is relatively inexpensive (starting at 1,200 Euros), so it pays for itself quickly compared to the cost of a hotel or vacation home. But even better is: 100% flexibility. As you will see in a moment, it takes a maximum of 1 minute to set up, I can do it in 40 seconds by now<hiddenlink href="https://lukinski.de/dachzelt-kaufen-vergleich-camping-4-personen-mobilen-zuhause/#Dachzelt_fur_1-2_Personen_Skycamp_Mini_Zweipersonenzelt" data-type="post" data-origin="de" data-origin-url="https://lukinski.de/dachzelt-kaufen-vergleich-camping-4-personen-mobilen-zuhause/#Dachzelt_fur_1-2_Personen_Skycamp_Mini_Zweipersonenzelt">(Skycamp Mini</hiddenlink>). My roof tent experiences, tips for your adventure holiday and my recommendation for stable roof tents: Campwerk.

Holiday in the roof tent! Adventure with the car

Regardless of whether they are 18 or 58, millions of domestic tourists prefer to spend their holidays free of constraints, hotel pools and rental cars. They travel to the beaches of the North Sea and Baltic Sea, to mountain lakes and to the most beautiful holiday regions from Croatia to Italy to France and Spain.

A holiday with a roof tent is something completely different from the typical package holiday – something completely different! From the hotel room you can not really discover the city, the region, the country, after all you are always dependent on others, whether hotel or rental car.

With the roof tent you can always do what you want. Spend the night at beautiful lakes, romantic and secluded in the forest, between mountains or a spontaneous stop in the middle of the route because you want to discover something. No expensive hotel room, no holiday apartment, holiday home, with the roof tent you always have your own home with you!

Advantages and price: Overview

Advantages at a glance

Flexibility on vacation and travel

Fits all cars and car brands (assembly)

Low weight, no extra driver’s license

Set up in less than 1 minute

Price (2-3 persons): Approx. 1.200 – 2.400 Euro incl. assembly

Price (4-5 persons): Approx. 2.500 – 5.000 Euro incl. assembly

Car models, people and costs

Roof tents fit on all car models – As just described in the overview, the biggest advantage is, roof tents can be mounted on really any car, for this only a roof rack must be available or installed, which is done quickly in the workshop or at the roof tent dealer like Campwerk. From the inexpensive VW family station wagon to the Porsche Panamera – yes, it’s possible! Audi, BMW, Ford, Renault, Toyota, VW and of course all off-road models, from Mercedes G-Class to Jeep Wrangler and Land Rover Defender II – really all brands, even Minis, as seen here: Mini Countryman roof tent (external).

Number of people – In a roof tent is definitely enough space. As a single (single traveller) anyway, with your partner or with the whole family, up to 5 people. Who looks at roof tents in a showroom like that of Campwerk for the first time, who sees quickly, with the roof tent can be made really good holiday!

No extra technology, flat construction, super space-saving and in full construction, with really a lot of free space.

You can tell I’ve become a total rooftop tent fan!

Made in Germany: Campwerk

My recommendation? Campwerk. Technology, quality and stability. It starts at 1,200 euros for a two-man tent.

Two man tent / 2 persons

Small family / 2-3 persons

Family tent / up to 4 people

Alternative: iKamper up to 4 persons

Costs and prices: Hotel room comparison

The cost is quickly recovered – The most important thing, especially for smart savers, how quickly does a roof tent pay for itself? The easiest calculation, would be to compare it to a typical hotel room that you need on vacation at a minimum. Let’s say the typical family with 1 or 2 children, so a total of 3-4 people.

Such a roof tent has amortized quickly (the costs play themselves back quickly). The more people, the faster. In the example you save with 3, 4 people, depending on the holiday region, per day already 220 euros. A typical roof tent for 2 people costs around 1,500 euros, roof tents for 3, 4 up to 5 people around 2,500 to 5,000 euros. By the way, the prices are inclusive of equipment, i.e. mattress, skylight, ladder, etc.

Structure, technology and Made in Germany

Super fast set up – When I first opened up my roof tent, I thought it would take me maybe five minutes? In fact, it took me barely 30 seconds! The assembly is insanely easy, due to the smart mechanics of the roof tent.

Simply explained, you just need to know the right spot, pull once and everything is set up. Sounds simple, it is. Less than 1 minute, ready.

Made in Germany – my recommendation for roof tents, Campwerk. Roof tents “Made in Germany”, quality that pays off. On the whole, for example, thanks to the durability and stability, to the detail, for example, the good insulation of the fabrics, seams and closures, but also the comfortable lying surface in the roof tent.

Comparison: caravan, camper and disadvantages

Advantages vs Caravan & Motorhome – Having your own caravan has several disadvantages. Here are a few reasons why I decided against these two options.

Among the disadvantages of the large space requirement, already at home when parking the vehicle, where to put it during the long standing times? Further it goes on vacation, in the city drive is difficult and on the campsite it costs more. In addition, of course, the trailer hitch, the appropriate driver’s license, the right car with sufficient traction and horsepower. From the price you are here also immediately in a whole other league. Instead of 4-digit, it goes far into the 5-digit.

Even more disadvantages, for flexible travelers, offers the motorhome. Here you do not even have the possibility to start flexibly with the car, as with the caravan, each individual tour must be made with the entire motorhome. The roof tent is simply mounted on the car and off you go – unbeatable or not? Once again briefly summarized.

Disadvantages of caravans and motorhomes:

High acquisition costs

At the same time loss of value through use (including own chassis)

Extra driving licence

Vehicle trailer hitch

Vehicle with sufficient towing capacity

Space requirements at home (garage, parking space)

Space requirements on holiday (camping site) and costs

Buy: Alternatives for 1-4 people (list)

After the detailed introduction, with all the advantages, the car models, the price, the easy assembly and set-up is clear: For me, there is only one test winner! The roof tent is definitely the best “mobile property”. Who wants to buy Made in Germany, here are good roof tents, my recommendations for 4 good models, with which you will have many years of fun, whether Mini roof tent (as above), VW family car or Mercedes G-class.

Roof tent for 2-3 persons: Adventure

Simply put – Just as the “Big Mac” became the standard for good burgers and “Tempo” became synonymous with handkerchiefs, the “Adventure” roof tent is the non-plus-ultra in the roof tent comparison. The Adventure rooftop tent is therefore perfect, especially for camping beginners and newcomers. With no other tent are you so close to the starry sky. In the comfortable sleeping space on the roof of your car or trailer. Here, the focus is clearly on fun – and uncomplicated handling.

Roof tent – A tent on the roof of your car? If that doesn’t sound like a super luxurious way to camp! A roof tent is quick to set up, doesn’t take up any storage space when you’re on the road, but gives you an enormous sleeping area when unfolded and is amazing value for money. So it combines all the advantages you want for a successful and unforgettable holiday. Here you can find out everything you need to know about mounting it on the roof of your car, setting it up on the road, recommendations for different models and variants, and the costs you’ll have to pay.

Camping holiday with car roof tent: Advantages

If you’re looking to get back to nature while maintaining the comforts of home, camping in a rooftop tent is definitely one of the best options. Whether it’s a couple or the whole family, a rooftop tent guarantees you an amazing sleeping area for 4 or even 5 people when pitched. On the road, it doesn’t take up any space or storage as it is firmly on the roof of your car all the time. Even there, it folds up so it’s not noticeable while driving, even in high winds. Once set up, however, it creates an enormous living area that can be used for sleeping or other purposes as desired.

A roof tent offers you these advantages:

It’s already on the roof of your car.

Takes up no space and storage space

Guaranteed built an enormous living space for up to 5 people

Suitable for both couples and families

Can be mounted on any car

Robust, stable, waterproof and durable

Amazing value for money

More flexible than a caravan and more comfortable than a conventional tent

Video! Road trip with roof tent

In the following video you can take a look at what a roof tent looks like when set up, what enormous space it creates and how carefree, relaxed and adventurous you can really travel with a roof tent. This will give you a direct insight into all the advantages of the roof tent and, in the best case, you will be optimally prepared for your next trip!

Mounting and roof load

First of all, it can be said that a roof tent can be mounted on just about any car. No matter if you drive a VW, BMW, Mercedes or Audi – a roof tent will fit on it in any case, as long as the appropriate roof racks are available. However, you should first determine the roof load of your car before you buy a roof tent. Depending on the size and design, a roof tent weighs between 50 kg and 80 kg. You should therefore take this into account before buying. If you match the roof load of your car and the weight of the desired roof tent, you can buy a roof tent for your car without hesitation.

In the best case, the whole thing is already attached to your roof by the appropriate specialists when you buy it. However, it is not much effort and work in itself: Once the roof racks are mounted on the car, the complete tent must be lifted onto the roof. The tent itself also has two rails at the bottom of the tent, which are pushed onto the rails of the roof racks. The whole thing is secured at the end and the finished tent is already on your car!

This is how the assembly works:

Mounting the roof rack on the car

Determining the roof load of your car

Match the weight of the desired roof tent with the roof load

Slide the roof tent onto the roof rack with the lower rails

Fasten and secure everything

Set up at the campsite

Once on the road or at the campsite, the tent only needs to be completely unfolded. Since everything is already in the right position, the complete tent is ready in a few seconds. Now you only have to set up and secure the ladder, which is included with the purchase, and your sleeping place is ready for the night.

Set up in a few minutes:

Loosen tent attachments

Completely unfold the roof tent with one hand movement

Set up entrance area

Position and secure ladder

Which roof tent is the best? This is the question that many passionate campers ask themselves when they want to buy a roof tent. It depends on how many people you want to travel with and which itinerary and region you choose. For couples and camping beginners, a foldable two-man tent is recommended, while a large hard-shell rooftop tent is more suitable for 4 or 5 people, i.e. the whole family. The latter is very sturdy and stable and will hold up completely even in a strong storm. So if you are thinking of going winter camping, you should rather go for a hard shell rooftop tent. A folding fabric tent, on the other hand, is very light and even easier to use, which is why it’s particularly suitable for inexperienced campers.

Nevertheless, all roof tents are usually equipped with an integrated mattress, a mosquito net, a ladder and possibly even an inner tent, so that you don’t have to worry about anything on the road. As soon as the tent is unfolded, the sleeping place is also ready.

You can choose from these variants:

Hard shell roof tent

Foldable fabric tent (Soft Side)

Hybrid tent

You can not really imagine the different variants and differences? In the following video everything is explained to you again exactly and presented:

Roof tent manufacturer: Autohome, Campwerk, Front Runner & Co.

Whether it’s Autohome, Bundotec, Campwerk, iKamper or Front Runner – as camping with a roof tent on your own car becomes more and more popular among passionate campers, there are also a lot of manufacturers that specialize in roof tents. All roof tents are usually designed to be set up in a matter of minutes, with little effort, and give you an amazing amount of space on the roof of your car. Depending on the manufacturer and model, you can of course choose between different variants that differ in size, features, appearance and handling. Depending on your preferences, you can choose the right roof tent, or with some manufacturers, such as Campwerk, you can even configure your own roof tent according to your wishes.

You can choose between the following popular roof tent manufacturers:

Airpass

Autocamp

Autohome

Bundutec

Bush Company

Campwerk

DTBD Outdoor

Darche

Front Runner

Howling Moon

IKamper

Treeline

Tuff trek

Roof tent car: Which car is suitable?

As has already been made clear, a roof tent can usually be mounted on any car that has roof racks. That means it doesn’t matter what kind of car you own. Whether it’s a small car or a van – roof tents are available in every design to suit you and your preferences.

These car models are definitely suitable for a roof tent:

Audi

BMW

Ford

Jeep

Land Rover

Mercedes

Mitsubishi

Opel

Suzuki

Toyota

VW

If you’re wondering how much all this fun is going to cost you, here’s a little overview for you:

Prices: This is what a roof tent costs you

Of course, depending on the manufacturer, model and variant, a roof tent also costs correspondingly different amounts. In general, hard-shell roof tents are somewhat more expensive than soft side tents due to their robust, high-quality design and size. For a family tent for 4 or 5 people you should plan at least 3.000,- Euro, but the most important features are already integrated and you only have to plan costs for food, fuel, activities and other expenses. You can get a high-quality foldable tent for couples from around 1,500 euros.

This means that a roof tent costs much less than a caravan, motorhome or camper van, where you have to invest around 40,000 euros just for the car. In addition, you are much more flexible with a roof tent and can start your holiday directly after the installation on the roof, whereby you are always just as free as with a normal car.

These are the costs you’ll have to pay:

from 1.600,- Euro for 2-3 persons (couples)

From 3.200,- Euro for 4-5 persons (families)

A roof tent is about 30.000,- Euro cheaper than a complete motorhome.

Accessories: Awning & Co.

Especially if you are on the road for a long time and are planning a holiday of several weeks, you will sooner or later need additional accessories. For example, hanging lockers are highly recommended to keep your tent tidy, and for extra space on the campsite, it’s worth getting an extension tent or awning to cook, play games, shower or move around a bit more freely.

The following accessories are worthwhile for trips lasting several weeks:

Add-on tent or awning for extra space

Awning as sun and privacy protection

Wall cabinets for order in the tent

Tips and recommendations for on the road

What else do I have to consider on the road and where am I allowed to stand with a roof tent? In general, you can drive with a roof tent just as fast as with a car. You can also use car parks or parking spaces as normal, as the tent is almost inconspicuous on the roof of your car when folded up. To sleep in it, however, you should visit a campsite to have enough space and feel completely comfortable.

You can leave anytime and go anywhere

With a roof tent you can drive just as fast as with a normal car.

You can park on any public parking lot and parking lot

For additional space an extension tent is worthwhile

For more privacy an awning

A gas cooker is recommended for cooking

By the way: You can also camp in winter without any problems

While most people prefer the warm weather when sleeping outside, winter camping definitely has its appeal! Simply because of the beautiful winter landscapes and the possibility of winter sports, many campers now also choose cold regions. Worried that it might get too cold, especially at night? Don’t worry! With a rooftop tent you don’t have to worry about freezing if you are equipped with the right equipment, such as a gas heater and an electric blanket.

Take a look at the following video to get an impression of winter camping in a roof tent and to learn what you should consider and keep in mind.

The bungalow inspires with its detached architecture and the distribution of living spaces on one floor. Open living spaces, large doors and floor-to-ceiling window fronts are established as the main features of this popular house type. Direct access to the garden from every room is particularly popular. Especially families with children appreciate and love this advantage. So you can not only enter the garden from every room, but also walk directly towards the sea horizon.

Pros & Cons: Beachfront location, investment & hidden costs

You have been playing with the idea of investing in a property with a fantastic location directly on the beach for a while? Divided opinions in your circle of friends and within your family, however, unsettle again and again? One thing is certain – every property comes with both advantages and disadvantages. You have to decide for yourself which criteria are the most important and have the highest priority. To help you with your decision, the most important advantages and disadvantages of a beach house are listed below:

Advantages: perfect beach location and holiday feeling as capital investment

As different as the construction type of a beach house can be, each one is the same in its location – the dream location on the beach. The highlight of every beach house is the direct view and access to the beach. Whether it’s a Mediterranean climate on the Italian coast, a cool sea breeze on the Baltic Sea, or a subtropical climate in Santa Monica, California, a beachfront property improves the quality of life by allowing more time to be spent outdoors and in nature. Sports activities such as surfing, hiking, or swimming often become a regular part of your daily routine. Furthermore, beachfront property can be traded as a safe investment. You can use the beach house as your own home as well as rent it out. This flexibility makes owning a property with an ocean view even more enjoyable.

Nature on the doorstep

Wide range of sports activities

Rising market value with good location

Flexibility (own home or rent out)

Promising investment (rental income, high demand)

Long-term profits

Improved quality of life

Disadvantages for own use: poor infrastructure and isolation

There are different aspects to consider when looking at the disadvantages of a beach house. Depending on the use, location and interest, there are various things to consider. If you want to use the purchased property as your own home, you should not be blinded only by the beach at your doorstep. The mostly isolated location on the beach and the accompanying poor infrastructure, can make everyday life difficult. No public transportation, supermarket or retail in close proximity can become a major problem. The decelerated daily routine first celebrated can become established as a time-consuming endeavor. Furthermore, depending on the location, social life can differ significantly from that in big cities – feelings of loneliness and isolation, especially in the winter months, are not uncommon.

Disadvantages when renting: hidden costs at the beach house

You have to look at the project “beach house” with different eyes if you consider to use it as an investment and to rent it out. Here, despite the advantageous location, there may be gaps in bookings and a corresponding loss of rental income. Hidden costs in the registration of various rental platforms such as AirBnB, etc. should not be forgotten. Furthermore, a beach house often requires renovation work – wood paneling, verandas, etc. must be kept in shape, which is associated with work that should not be underestimated!

Poor infrastructure with isolated location

Insulation in winter months

Accounting gaps and loss of rental income

Hidden costs for registrations (AirBnB etc.)

Leases, bureaucratic chaos

Time-consuming renovation work

Tip. If you’re looking to remodel a home and increase the value, read even more about renovations & utility costs here!

Things to know about the beach house: room layout, capital investment and more

You associate a beach house with holiday feelings and relaxed everyday life? All true, but a beach house can do much more. The following explains which design features you can count on and which advantages they bring with them. Relaxed holiday feeling is not enough for you? Then there is the possibility of reading more closely into the world of capital investments. The beach house is often celebrated as the perfect investment for a reason.

Potential room layout: beach house with window front, open room layout and terrace

A beach house is defined neither by a characteristic room layout nor by a certain architectural style – the main feature is the dreamlike location on the beach. Depending on this aspect, a terrace with a beautiful garden where you can enjoy the view of the beach is not uncommon. Furthermore, beach houses are often built with an open room design and large window fronts. All these measures are taken to get the maximum beach feeling also in the house. Whether conservatory, terrace or balcony – you will find a beach house that offers you the ultimate sea feeling and a fantastic beach view.

Beach house as an investment: Rent out a house on the beach

You have convinced the many advantages of a beach house and you have found in this property, the perfect investment for you? Then the following should be considered: Basic knowledge is the A&O. So that you can successfuly generate a profit, you must be aware of the value of your property. The value of the property (usually in € per square metre) plays an important role here. The size, the condition of the house and the age of the technical equipment also affect the value of the property. In the case of the beach house, the location can be considered a bonus, since the direct location by the sea is very popular both as a holiday residence and for longer rentals. The following is a summary of the most important points to consider:

Purchase price and condition of the property must be in a good ratio

Consider the risk of loss of rent

Buying a beach house: Arguments, advantages & disadvantages of buying a house

Requirements: Step by step to the dream property on the beach

As the first step on the road to buying your beach house, you need to come up with a strategy and plan, and answer some basic questions. What kind of budget do I have? What style of construction do I prefer? Do I want a beach house or a bungalow? How many rooms do I need? How many square meters should my house and plot have? Do I need to be close to a school or supermarket? After you have found answers to all these basic questions, you can venture to the second point – financing!

Financing a beach house: Financing Tips & Options

Now you know what you want, now it’s time to be able to implement this plan financially. It is important that you are aware of the big commitment when taking out a construction financing and a loan. Before you take out a building loan, you must check your own financial resources. Do I already own a home? Do I have a building savings contract? What does my monthly income look like? What fixed costs, such as insurance or ancillary costs, such as holidays, car purchase, etc. must be taken into account?

If a bank grants you a building loan, it is recommended to provide at least 10-20% of the purchase sum and ancillary purchase costs as equity capital. Another important point is the repayment period. According to recommendations, it is advisable that you plan your financing so that you have paid off your debts by the age of 60. All this depends, among other things, on the repayment rate. You can find more detailed information on financing here! The following is a summary of the most important points for you:

Determine the initial situation (budget, what do I want, etc.)

Don’t forget incidental costs (hidden costs when buying real estate (agent’s commission, notarisation of the purchase contract, etc.).

Long-term planning and debt restructuring in the form of a follow-up loan

Obtain several financing offers

Choice of long-term financing

Examine a wide range of offers (allow time)

Include repayment

Search for the beach house: ads, realtors and a lot of patience

If you have followed the first steps, you now have a precise idea of your dream house on the beach and have a financing plan. In order to realize your dream as realistically as possible, it is advisable to hire a real estate agent. He will accompany you throughout the entire real estate journey, support you with insider tips and advise you on the final decision. The wide range of exposés can often seem overwhelming and bring chaos.

Important tip: Don’t lose sight of your ideas and requirements and keep an overview. Checklists are the key!

Viewing appointment: daylight, location, checklist and co.

After you’ve successfuly navigated your way through a large amount of listings with the help of your agent, the next step is the viewing appointment and everything that needs to be considered around it. Before you visit the property, it is recommended that you create a checklist to cover all the important aspects and to have questions answered at the end of the visit. The following is an overview of the most important points to consider during a viewing, so that a decision can be made at the end:

Draw up a list of questions before the viewing (type of heating, operating costs, renovations etc.)

Daylight (defects and faults can be better detected)

Take a close look at the surroundings / location (noise, smells, parking situation, etc.)

Analyse infrastructure (local transport connections, supermarkets, etc.)

Conducting conversations with neighbours (insider knowledge)

Examine the condition of the facade, roof, attic, cellars and windows.

Note water stains, outdated windows, poor insulation, etc.

Take pictures during the tour

Legal aspects of buying a beach house: purchase contract, land register entry and co.

You have already successfuly completed several steps on the way to buying a house, now you need to be legally secured. First and foremost, your purchase contract must be notarized. At a notarisation meeting, the contract is read out again by the notary to both parties and final questions can be answered. The property is only recognised as your property when you have paid the purchase price in full. This will be accompanied by the transfer of ownership in the land register by the notary. The official “economic transfer” will also be recorded in the notary contract. From that moment on, when your name is entered in the land register, you as the buyer are the final owner of your beach house. The following is a summary of the most important points:

Building a beach house: Arguments, advantages & disadvantages of building a house

The decision is made – nothing stands in the way of your dream of a beach house. Now you have to decide whether you want to build, buy or rent. Especially house building is becoming more and more popular – according to a survey in Germany alone, about 1.17 million people are planning to build a house within the next one or two years. If you’re going to build a house, why not do it right on the beach? You can realize your individual ideas, give free rein to your creative streak and call a dreamlike setting your home. The following is an overview of important aspects that need to be considered when building a house.

Important aspects when building a beach house – financing options and co.

Similar to buying a house, you need to consider many different aspects when building a beach house. An exact idea of size, style, room layout etc. is strongly recommended. Once you have structured your personal wishes, it is a good idea to have them checked by an expert and get several offers. A fixed budget, financing options and a fixed time frame will also make building a house easier. The following is an overview of the most important points that you need to consider when building a house:

Stay informed and critical

Weigh up financing options

Obtain different offers

Find a plot of land (infrastructure, soil conditions, etc.)

Observe building regulations

Set up strategy and plan (What do I want?)

Include additional costs (notary fees, surveying fees, etc.)

Draft detailed building specifications (participate in the construction of the house)

Good research (building materials, wall construction, heating, etc.). (do not save at the wrong ends)

Control is better than trust

Beach house: possibilities & house forms – prefabricated house or classic solid house?

The prefabricated house is characterized by its unusual method of construction. This type of house construction does not take place on site. The individual house elements are previously created in production halls and then assembled like building blocks on the property. As large advantages the fast building time and the more favorable costs are acted here in comparison to the massif house. However, the lack of individual components proves to be a disadvantage. There is little room for your personal design taste and your creative design vein in a prefabricated house. Furthermore, the quality is lower than in a solid construction, which is also accompanied by poor sound insulation. If you take this thought further, you can see that the resale value also decreases over time. Have you decided to fulfill your dream of your own four walls in beach location, you can implement this in the form of a solid house more individual.

Before we get to the best campsites: Tent, RV or… Roof tent (test winner)?

Buy a roof tent! Good idea, but which one? Roof tents of 1-4 persons in the comparison – camping with roof tent becomes at present still more popular. the own roof tent is relatively favorable (starting from 1,200 euro), plays itself thus fast again in, in the comparison to costs of hotel or vacation home. But even better is: 100% flexibility.

Tip: All car models can carry a roof tent! Here is an overview, roof tents for singles, two-man tents and roof tents for 4 people and the XXL version, 4 people plus sports equipment.

Vacation, recreation and finally switch off in Bavaria

You want to escape from everyday life and need a few days of rest? Holidays in Germany can be more relaxing than a trip abroad. Who loves the fresh air, green nature with animals, is exactly right on campsites in Bavaria. Camping does not mean that you have to do without luxury. On the contrary, modern camping is becoming more and more popular.

Glamping – what does that mean?

The term is made up of the word “glamour” and “camping”. It refers to a luxurious version of the camping holiday. More and more people enjoy the retreat into nature and like to feel the luxury. Here, the campers nevertheless continue to pay attention to their environment and do without certain standard.

Where can you go for a glamping holiday?

The glamping sector is growing steadily. More and more campsites offer luxurious accommodation.
