Advantages & disadvantages of a detached house: garden, living space & Co.

Before making any major investment, you should give it some thought and decide for yourself whether you can afford it. This also applies to building or buying a house. In order to support you ideally in your decision, we have summarized the most important advantages and disadvantages of a single-family house for you. Think about it and find your dream house.

Advantages: Freedom and individual design

A single-family house is one of the most common and most diverse types of house there is. In many cases, you move into it as a young family and live in your own four walls for the first time. The resulting freedom is probably the biggest advantage that you get in a family home. You have the space to live out your individuality and be creative. Especially when you build your dream house, you can design everything according to your wishes and ideas. Decide how your house should look like, how big it is and what the ideal room layout looks like. Another advantage is the garden. Usually you move from an apartment into a house and now you have your own green space. Especially with children this is a big plus.

Freedom

More individuality/ creativity

Mostly a garden

Tip. Read more about the topic: Designing a garden in harmony!

Disadvantages: large investment and a lot of responsibility

Building or buying a house always involves a large investment. As soon as you plan to live in your own four walls, you should clarify in advance whether you can handle this financially. Although the construction or purchase will cost the most money, you should not ignore the incidental costs incurred while living there. You will have to pay more heating costs and even if repairs are necessary, you alone are responsible for the implementation and financing. So put a lot of thought into it before making such a big decision.

Great investment

Higher heating costs

No landlord for repairs

Different sub-types of a detached house: Bungalow & Co.

Under the type of single-family house there are various subtypes, which belong to it. These can differ in size, price or location. We have summarized for you three different types of a family home, so you can decide for yourself what you want for yourself and perhaps for your family. Find your dream home and invest in the future.

Bungalow: single-storey and durable

A bungalow is also a type of a single-family house, which is mainly durable and an investment in the future. Compared to other types, the main feature of a bungalow is its single storey and accessibility . In most cases, this property requires a larger plot of land, as it is detached and therefore more expensive. Often the attic and basement are also developed, but are only used for storage. If you want to learn more about the topic, you can find a suitable article here.

City villa: luxurious, large and open

The villa is the luxury property in the range of detached houses. The hallmarks of this type of house are, among other things, a large property, a spacious garden and a Mediterranean style construction. The floor plan is larger than, for example, a semi-detached house and a villa is detached. It offers a lot of space and is usually located in upscale villa neighborhoods. If you are interested in building or buying a villa, you can find useful articles here.

Semi-detached house: classic, popular and cheaper

A semi-detached house is the most popular type of family home and is in many cases cheaper and more practical than, for example, a bungalow or villa. With this property, you share the property boundary and a wall with your neighbour, which has the advantage that heat loss and heating costs can be lower. With this type of house you live directly with your neighbours and should get along with them accordingly. Are you interested in a semi-detached house? Here you can find more information.

Land: choosing and buying the right land

You have decided to build your own house and are now looking for the perfect property? We would like to support you in this decision and have put together a checklist with the most important aspects. Think about where you want to build your property and pay attention to the type of your plot. To find the perfect place for your future house, you will find the most important aspects here.

If you want to find out even more about choosing the right property, you can find lots more useful information and tips here!

Choice of location: City or more rural?

First and foremost, consider your choice of location. Do you want to live more centrally or outside? In the city or more rural? Once you have decided this question for yourself, you need to find the right place. Check the infrastructure of your potential property. How far away is the nearest school and your work? And what are the public transport connections like? These are all important aspects that you need to clarify for yourself. If you have a car at your disposal, you will be less dependent on trains or buses. Last but not least, you should decide whether you want to live in a residential area or in a new development. Both have their advantages and disadvantages.

Central or outside

Infrastructure (work, school)

Public transport

Residential area or new development

Checklist for choosing the right property: What you should look out for

Besides the choice of location, the choice of the right land is almost still important. The condition of the land must be right, which is why we recommend that you look into the history and quality before buying. First look at the development plan to find out if the plot is already developed. Then you should take a look at the land register to exclude possible rights of way and to fix the mortgage between you and your credit institution. Afterwards, we recommend that you have a soil survey carried out, as this is particularly important when building a cellar. Last but not least, you should be able to exclude contaminated sites such as chemicals, oil or scrap metal.

Development plan

Land Register

Soil investigation

Legacy

Building a single-family home: financing, loans & co.

Once you have found the right plot of land, nothing can stand in the way of starting to build your dream home. However, you should consider some aspects when building any type of house. In addition to the financial costs associated with such an investment, it is also important to keep your eyes open on the construction site so that no mistakes happen. We have created a checklist for you with the most important points, so that nothing can go wrong.

Service charges, loans & co.

To build a house, you always have to take out a construction loan, as you cannot pay for the entire investment out of your own capital. Let yourself be advised in advance by the credit institution of your confidence and consider whether you will be able to pay off the mortgage in the long term. Furthermore, there are some requirements to get a loan, which you will find out at your bank. In addition to this investment, you should not ignore the additional costs incurred during the construction. A real estate agent, notary fees or the land transfer tax are usually paid from the equity and these additional costs you must take into account.

Tip! If you would like to learn more about the topic of new construction projects, you can find a suitable article with information about the process and costs for developers & construction projects here.

Building partner, building expert & Co.

The building partner and building expert are also two important people that you should choose personally. Do you want to design everything yourself, consult an architect or go for a prefabricated house? How much energy and time do you want to invest in the construction? You should also decide this in advance. As soon as the construction starts, you have to make sure that everything goes off without a hitch. For this reason, we recommend that you call in a building surveyor, so that he can take over the site supervision and you are relieved.

Decisions such as a garage, carport or basement should also be made beforehand. Do you need the additional storage space of a cellar and a parking facility for your car? Think future-oriented and keep the resulting costs in mind.

Building a house vs. buying a house: a comparison of advantages and disadvantages

When building a house as well as buying a house, this involves a large investment. Before making such a decision, you should carefully consider the costs involved and whether they fit into your budget. We will show you here the respective advantages and disadvantages of these investments so that you can make the important choice.

House building: design freedom only for higher costs

One of the advantages of building a house is the freedom to design the house and the rooms. You have the opportunity to set up everything according to your ideas and can install the latest technology from the outset. In addition, you have the freedom of choice when looking for a plot of land, can decide where the best environment and the best location for you is.

Design freedom

Site selection

With the disadvantages you should include the higher costs in any case. Since you want to combine all your wishes, your budget can quickly be overloaded and the financial investment is higher than expected. You should also take into account the time it takes to build a house. Something can always come up and lead to unexpected costs.

Higher costs

More time required

Unexpected costs

Buying a house: faster and cheaper for less individuality

Buying a house is more cost effective in most cases and especially the lack of unexpected costs that can arise during construction is a big advantage. You will have much less work and do not have to put thought and energy into planning.

Cheaper and faster

Little personal time

However, it should be noted that it can often happen that houses are in need of renovation and you have to invest additional money in it. In addition, you do not have the possibility of an individual room design and can not always choose the location of your property ideally. You will be forced to compromise and lower your expectations if necessary.

May be in need of renovation

No individual house/room design

Possibly worse situation

What is a solid house? Construction, materials and features

A solid house is a construction method of a house, whereby the house is built stone-on-stone from solid building materials. Individual wishes of the builder thus make each house a unique one-of-a-kind.

The opposite of the solid house is the prefabricated house. In this construction method, the house is built according to the modular principle with a wooden structure. For the solid house, on the other hand, materials such as aerated concrete, sand-lime brick, goat stone (walls and floors) and wood (staircase and roof construction) are used. All materials are delivered to the construction site, where they are later assembled into a house by specialist companies.

On average, the lifespan of a solid house is approx. 100-120 years and is therefore more durable than a prefabricated house. The price per square metre of a new building is on average 1,300 euros for the construction costs excluding the land. There is no upper limit for the price limit.

You want to buy or build a house, but don’t know which one is right for you? Then take a look at our guide to house types from A – Z! Here you will find all house types, from bungalow to terraced house!

Room layout: free design of your own 4 walls

Due to the individual wishes and needs according to which a solid house can be planned, there are many different options for the room layout. The design, size and use of individual rooms is entirely up to the builder. Walk-in wardrobes, an open kitchen or soundproofed music rooms – any interior or exterior wishes can be discussed with the architect.

Advantages and disadvantages: Location, infrastructure, construction time & more

80% of today’s builders still opt for an architect’s house in solid construction, despite the alternative of the cheaper prefabricated house. Which reasons speak for and against, to decide for the building of a solid house, is explained in the next paragraphs.

Advantages: high durability & good sound and fire protection

The decision to build a solid house brings you some advantages, also compared to a prefabricated house: The reason and the biggest advantage why the multitude of builders decide for a solid house is the individual design of the house. Floor plan, size, materials, shape and equipment of the house can be determined at will.

The solid materials such as concrete or stone provide a good indoor climate and improve the air and moisture circulation inside the room. The high-quality building material ensures a high sound and fire protection advantage.

The lifespan of a solid house is 100 to 120 years, so three generations can live in the house. In contrast to a prefabricated house, the solid house is also more resistant to environmental influences such as flooding or heavy rain. The long life and the solidity of the house also make it possible to achieve a higher sales price.

Costs of work on a solid house can be saved by doing work on the house yourself instead of hiring craftsmen for these activities. Up to a certain point, work done by the owner can be counted as equity.

Individual design (floor plan, size, materials & equipment)

Good indoor climate due to solid materials

Good fire and sound protection

Long service life

Resistant to environmental influences

High selling price

Own contributions can be counted as equity

Disadvantages: long construction time & construction delays

Besides all the advantages, a solid house also brings negative points. Before the construction takes place, the financing for the house should be clarified. Possible subsidy programs can be claimed from credit institutions. The double burden of financing the new building and the additional rent for the previous apartment can be more easily managed with the help of a subsidy program.

Delays in construction due to extended periods of bad weather are not uncommon, as a builder this can increase not only the waiting time but also the cost. The reason for the extended construction time is often the long drying times of the building components, which lead to extensions. In addition, some of the construction stages can only be completed due to the weather, as is the case with the roof truss, for example.

The construction of a solid house requires the cooperation of several trades. The construction requires the support of bricklayers, roofers, painters, tilers and many more. Communication between the various tradesmen can therefore also be difficult. If the communication fails, it can also lead to delays or even construction errors.

High financial burden

Long construction time

Often delays in construction

Working in the weather

Many different trades

Energy rules for builders & homeowners: correct insulation, heating and energy certificates

For builders and homeowners, there are energy rules that are relevant when it comes to building, buying or renovating. Heating, insulation and new energy certificates are the biggest points to consider. Which regulations and specifications apply to future owners or residents of a solid house will now be explained to you.

Heating: Replacing oil and gas boilers

All oil or gas boilers older than 30 years must be taken out of service. In addition, the German Energy Agency stipulates that owners of single-family and two-family homes with low-temperature and condensing boilers who occupied at least one apartment themselves on February 1, 2002 are exempt from the rule.

Insulate: Roofs and upper storey ceilings

Homeowners must insulate all ceilings of heated rooms that adjoin an unheated attic. Ergo the roof or the top floor ceiling of the house. dena excludes all homeowners who were using at least one flat in their house on 1 February 2002.

Energy certificates: Energy classes from A+ to H

The new provisions of the energy regulations also affect the energy certificate. This innovation includes the differentiation into various energy efficiency classes from A+ to H. The information must also be labelled in property advertisements so that consumers, tenants and buyers have more clarity about energy consumption.

Land: selection and characteristics of the right plot

Before land can be used as building land, it must be checked whether this land may be built on and in what form. The land must be designated as building land according to §30 or §34 of the Building Code (BauBG), so that construction can take place on it without restriction.

A decisive factor in the construction of the solid house is the right choice of the plot. A location with a good infrastructure and a good connection to the transport network is a relevant point for many builders when determining the location. However, the so-called “micro factors” are not irrelevant either, these include disturbance factors in the vicinity of the future house such as noise, electricity pylons, electrosmog and the orientation of the garden.

The development plan provides information on the procurement of the building land. The height of the groundwater level as well as regulations on the ground floor and floor height up to the roof pitch and number of storeys are recorded here. So that contaminated sites in the soil, such as oil or building rubble, can be determined, a soil survey should be carried out; a sum of €800-2,000 should be calculated for this.

Checklist: Choice of the plot

When looking for the perfect property, some important factors should be considered. The most relevant points can be found here in a checklist:

Is it designated building land?

Is a good infrastructure available?

Are there any interfering factors in the environment?

What is the nature of the building land?

Is a soil expertise required?

Tip. Buying a plot of land: Building area, building application & Co.

Important aspects when building a solid house: developer, architect & Co.

Building a house is a big task for every builder. It does not matter whether it is a prefabricated house or a solid house, the construction often turns out to be a time-consuming challenge. Always be reckoned with unforeseen construction delays, which can drive the costs massively up.

When building a house, there are two different ways you can proceed. On the one hand, there is the possibility to hire an architect, who designs your house individually and personally tailored to your needs. On the other hand, a developer can be commissioned, which usually presents you with pre-planned solutions and modules, which can be put together as you wish.

Especially in certain regions cheap plots of land can be purchased, because certain regions are concerned about the influx of new citizens. Thus, money can also be saved with the property, even if this does not correspond to your first desired location.

Building or buying a solid home: Tips & options for financing

Due to the high and long-term value of the house, you are in a good negotiating position with the bank with a solid house. The market value of a house is the basis for a construction or real estate loan. This is calculated from the material value of the property, the demand, the environment and the infrastructure. Furthermore, the year of construction, the substance, age and equipment of the property also flow into the sales value. Land value, general market value per square meter and the comparative price with other massive houses also play a role.

If the house is in a sought-after location and is also in good condition, the bank may grant a high loan amount. The property is considered collateral for the bank and can be financed via a land charge. The market value assessment should be carried out before any financing by an expert, because it is considered the basis for a financing assistance. In the case of solid houses, an annuity loan is granted and secured with a land charge. If the fixed period of the loan of usually 3 to 18 months is exceeded, interest surcharges are added. After the loan follows, if necessary, a follow-up financing.

What you should consider before buying/renting a solid house

Solid houses of different styles can be purchased both for rent and for sale. Before signing a rental or purchase contract, the condition of the property should be checked for any defects.

Each type of house brings with it its own special characteristics that speak for or against the prospective buyers. A solid house is mainly determined by its individuality and long life. With an older building the energy Effienizenz of the house should be examined in each case. Otherwise it can come here to high energy and additional costs.

Large outdoor and garden areas require intensive maintenance, so there should be enough time and money to maintain the property in the long term.

Review of the purchase contract / lease agreement

The real estate contract must contain all the important points about the personal details of the buyer and seller. In addition, the negotiated price, location and description are listed. Information on equipment, furnishings and existing defects are also part of the contract points. Finally, the processing of the payment and the time of the handover of the keys are also documented in the contract.

An important clause to check the contract for is the exclusion of liability for material defects. If this is not excluded, the seller can oblige the buyer to compensation for already known defects.

Build or Buy: Arguments and comparison – Building a house vs. buying a house

Building or buying – this is the question facing those interested in a solid house. Buying a house and building a house each have different advantages and disadvantages that should be considered before making any decision. Costs and factors such as time play an important role.

House construction: first-time residents in an energy-efficient house

Unlike a house purchase, the time until moving into the house in a construction is a time of several months or a year. However, this period can also be delayed by weather conditions and a construction stop in winter.

With the construction of a house also comes a free design of the interior and room layout. First-time residents benefit from modern technology. The costs of your own home can be permanently reduced by opting for an energy-efficient house.

The average value of a self-built detached house is 1,300 euros per square metre, but this can be increased or decreased by individual influencing factors.

Buying a house: Prices determined by location

Buyers of a solid house are spared the costly and time-consuming construction phase and can move into the house more quickly. New residents of a house can remove non-load-bearing walls of the house and thus enlarge rooms and change the room layout. Conversions are particularly easy with solid houses because individual bricks can be removed, so new windows can be installed or old windows can be enlarged.

With a purchased house, however, previously hidden diminished value damage can only come to light in retrospect. In terms of price, a solid house that has already been built has an advantage, as the house is offered at a fixed price and, as in the case of construction, the price is driven up. Properties in need of renovation and refurbishment are offered at a lower price than properties that are ready for immediate occupancy.

Building or buying? – Find out more about building costs, interest rates and financing here.

Tips for the renovation of a solid house: Value increase, subsidies & Co.

Not only can energy and ancillary costs be saved with a refurbishment, but the value of the house can also be increased. While the value of the house increases, the risk of damage decreases in return. A core refurbishment also has an impact on insurance costs, the premiums paid for homes that have not been refurbished are significantly more expensive. Prioritizing is important so that areas that require extra urgency, such as leaky window repairs, are rehabilitated first.

Information on subsidies and companies should be carefully researched in advance: Subsidies from the state can be granted here. Trade directories, relatives or the Internet can help you select the right companies.

Suitable for families, investors & individualists

For whom is this construction method of the solid house the right choice? Large families and people who attach great importance to the individual design of their own home will find a suitable type of house in a solid house. Due to the high value of the house, it is also well suited as an investment.

Large families: space and home for several generations

A solid house is ideal for large families. Size and number of rooms can be chosen according to your own needs. Due to the long life of the house, it can also be passed on to future generations of the family.

Individualists: individual design also for luxurious wishes

A solid house can be planned individually by an architect. Lovers of individual design can have the house built entirely according to their own personal wishes and needs. Luxurious wishes can also be implemented in the best way with a solid house.

Developers who want to use a property as an investment

In contrast to the prefabricated house, the solid house is in a significantly more expensive price segment and is a much higher investment. Using a solid house as an investment and a store of value is a good idea for old-age provision in view of the high market value.

Checklist for your solid house: heating, equipment & co.

Every builder has his own requirements and wishes for his own home, from the selection of the plot of land to the furnishing of the interior. The size and dimensions of the outdoor facilities must also be planned in advance. In addition to these points, factors such as the heating method, thermal insulation and the glazing of the windows must also be considered.

Listed here is a checklist of key points to consider when choosing your home:

Heating method: How is the house heated? Cost comparisons etc.

Thermal insulation: Have values & status explained

Bathroom equipment: Check need for renovation

Windows: number, glazing, condition

Outdoor facilities: garden, pitches & co.

Number of rooms: Are the rooms enough for you? Expansion possibilities?

Legal succession, community of heirs – After a death, the question often arises as to how the inheritance should be divided. If the deceased has left a will, the arrangement is usually clear and will be carried out according to the last will of the testator. However, if the inheritance is made according to intestate succession, communities of heirs are often formed and many unanswered questions arise. Tip. Do you want to make proper provisions or deal with the inheritance in the right way? We have written an extra for both cases: The right way to bequeath and the right way to inherit.

Legal succession: This is how you inherit according to the law

Legal succession regulates both the order of heirs and the individual amounts that are inherited. First the closest relatives, such as children and grandchildren, inherit and then the more distant relatives, such as nephews and nieces. Closer relatives generally exclude the more distant relatives from inheritance. The proportion to which the individual heirs inherit is documented in the certificate of inheritance.

The legal succession is based on the Parantel – or order system. It divides the relatives into different orders. Accordingly, children and grandchildren of the deceased belong to the first order. Parents, siblings, nieces and nephews of the testator are assigned to the second order. The third order includes grandparents, uncles and aunts as well as cousins of the deceased. Spouses and registered partners are not considered relatives, but have the right of inheritance as spouses. This gives them a special status and limits the right of relatives to inherit. Relatives of the preceding order always exclude relatives of a subsequent order from the succession.

Read more on the subject of partition auctions in communities of heirs!

Separate community of heirs: settle debts, distribute inheritance

Ideally, the heirs of a community of heirs would pay any debts swiftly from the estate and then dissolve the community of heirs by distributing the surplus according to shares. However, this is often not the reality. Disputes within the community of heirs often ensure that they remain unresolved for years after the inheritance. Each member of such a community of heirs has the right to demand dissolution at any time, even without good cause.

Step by step: Dissolving a community of heirs

In order for a community of heirs to be dissolved without disputes, it is advisable to follow certain steps. From the correct valuation of the estate to inheritance taxes, there are important fromalien to consider.

Determine estate

Until the estate has been determined, a community of heirs cannot be divided. The heirs receive most of the information from the bank where the deceased had the accounts or deposits. In order to gain access to these, a certificate of inheritance or a will with a court-ordered opening protocol is required. However, debts are also part of the estate. In order to determine the estate completely, the debts and the assets should be compared and reconciled.

Pay off an estate debt

The debts of the estate can be paid by the heirs of the community of heirs from the estate. It is not uncommon for items belonging to the estate to have to be sold for this purpose, such as real estate or land.

Take into account gifts and donations

If an heir has received gifts or donations from the deceased during his or her lifetime, these may be subject to equalisation. The gifts that are subject to equalisation increase the estate arithmetically and are deducted from the inheritance quota of the donee. Each heir can request information from the others about such gifts so that they are correctly taken into account.

Sell indivisible items

If a true division is not possible for certain items, such as a property in the community of heirs, the heirs may have to sell this item or have it foreclosed. In order to do this, a realistic sales price must first be determined. If no agreement can be reached here, a partition auction can be initiated by one of the heirs.

Distribute divisible objects

The inheritance is to be divided in the first place in nature by the heirs. Each heir can therefore take items for himself from the estate in agreement with the other heirs. Money and securities can be divided by the community of heirs according to their respective shares.

Consider care services

If a child has cared for the deceased parent without consideration during his or her lifetime, compensation may be claimed for this. This must be appropriate to the duration, scope and value of the estate.

Notary helps

If an agreement cannot be reached, a notary can be called in by the community of heirs. This mediates between the heirs in order to reach an agreement as quickly as possible. However, it should be borne in mind that such assistance is associated with some costs.

Take account of the tax office

Inheritance tax is always payable on an inheritance. However, some things from the estate can be deducted from the tax, such as the costs of the funeral or fees for the opening of the will.

Errors in community of heirs – Video

Questions on the topic: Deal with inheritance

If the deceased did not leave a will, there are usually many open questions regarding the distribution of the inheritance. The legal succession is supposed to regulate this case, however, it often comes to disputes between the heirs. So that no questions remain unanswered for you and you know all the facts on the subject of inheritance, the experts of Lukinski now answer the most important questions.

How can I dissolve a community of heirs?

A community of heirs can only be dissolved if the inheritance can be distributed with the unanimous consent of all heirs. Depending on the case, partial auctions or notaries may be necessary to help with this.

Can you transfer an inheritance?

Upon the occurrence of the succession, each heir may freely dispose of his or her share. A transfer of the inheritance to a third person is therefore quite possible.

Can you also sell your share in a community of heirs?

Your share of real estate or land in an estate cannot be sold until either you are the sole owner of that property by a unanimous vote of the community of heirs, or the community of heirs has been dissolved and the shares have been paid out.

You are looking for experts for your jewelry retouch, then contact me gladly and at any time. We have significant references of German jewelry manufacturers. Quality, Made in Germany. We are the experts when it comes to creating infinite variations from one basis. We accomplish this on the one hand by designing and applying smart batch processing. On the other hand, we process the Photoshop program files directly, with our own JavaScripts to match file names directly with your databases.

Jewellery Retouch – High quality jewellery processing from the experts

So that you can get an idea, I will briefly give you an example of a successful jewelry retouch. Let’s say you have a cufflink, this has different patterns and inlays, which appear on the front as well as on the back, each depending on the other. That is, the different patterns change, as does the background of the back. For the later integration into your online shop you need all the images with the correct titling depending on your product database.

First, we process your jewelry images, from raw images to uniquely brilliant product images. In the next step, all inlays are retouched. Now we have two basic files – the jewellery and the inlays. Now, through our smart Retouch concepts and solutions, we enable your product database to be the starting point for batch processing and mass storage. In the next step, we export all processed files into folders and each individual file automatically receives its individual identification for assignment in any system (whether merchandise management or online shop).

The result: You have created 4000 from one cufflink. Each individual product image has an individual name. This is unique and synchronous with your product database or merchandise management. It will now be easy for your advertising, online or eCommerce agency to integrate all product images and link them to the correct product description, item number, etc.

Jewellery Retouch experts, own know-how

Our solutions do not come from books but from countless projects, years of experience and a lot of sensitivity for software, programming, layout and design. Of course, it may seem expensive, but intelligent planning is the best way to work cost-effectively in the end. A case study, Jewellery Retouch (Summer 2014):

The task was to put different inlays, patterns, stones, enamels, etc. in a few pieces of jewelry. Initially, the production of the images was thought to be outsourced to Asian countries. Nevertheless, the manufacturers wanted to find out what options and possibilities they had to save time and effort by using smart jewellery processing methods, if necessary. I came up with an individual concept, presented it and was asked to implement it immediately. After fourteen days we had done the work of (so far) four months – through retouch, automation and batch processing.

We then trained the staff in a two-day workshop and familiarized them with all the ins and outs. We provided the various Photoshop systems with our upgrades and implemented batch processing and automation. In addition, there was a 10-page, detailed stlyeguide for the jewelry processing. More: Lukinski Magazine. Today, the production of our own jewelry takes place completely in-house, from photography to rapid processing. Our client has since saved countless days of communication, work and effort. All that remains for the staff to do is to follow the style guide, trigger the automation and save according to our system. With the workshop, the principle was quickly communicated.

As a media & model manager, I am not only frequently on the road for jewelry manufacturers in the area of design (retouch) or in various Photoshop batch processing. It is the post-processing that makes jewelry shots valuable and serves as the final refinement of jewelry pieces.

Jewellery Shooting for NIOMI

A few days ago we met with the two creative minds behind NIOMO London. The plan: A spontaneous shoot between Christmas and New Year. Spontaneous here doesn’t mean in a week or two weeks, three days time. We went to a lot of trouble, even more phone calls and all that, during the holidays. In return, we lined up a wonderful team for the jewelry shoot. With complete professional photo equipment (thanks to MADK), we have one of the top photographers from Kiev, Ukraine, plus plenty of support from Cologne! Among others, great make-up artists who traveled especially for hands and neck shots, two charming jewelry producers and and two male models with strong bath – as it must be!

The goal of the campaign: Go for Unisex! For London-based jewellery label NIOMO, it’s no longer just women they’re catering to, but also the gentlemen of creation from London to Munich! More about Munich: real estate Munich. The urban-styled collection, which reminds me a little of wilderness through sharp, gold-plated fangs, is incredibly professionally crafted. No sooner said than done: bread rolls made, studio booked and off to Cologne’s Mediapark. Our mood board gave a clear direction, black and white shots, for that certain level of first class. Besides the online shop, we now have a fancy homepage and soon the first campaign for men. Another stone on the way to the top, for the fashion label of the two charming Persians.
