Evaluation

Evaluate property

Real estate valuation is the basis for buyers and sellers. Without a well-founded valuation of an apartment, house or land, ultimately nothing works. If the offer price is too high, no interested parties will come forward. If the offer price is too low, many interested parties will come forward, but ultimately you will also lose a lot of money due to the incorrect valuation.

A 10% loss of the purchase price for a property worth 150,000 quickly amounts to a loss of 15,000. If you are the owner of a house in a good location, you can quickly lose 1.2 million, and a 10% loss means a direct loss of 120,000.

But who makes a property valuation, real estate agent, appraiser? Here you will learn everything important about the valuation of land and real estate. The subject of construction affects seller side as well as buyer side, as well as real estate valuation. It starts with small reconstruction measures, renovation, redevelopment, e.g. for the increase in value, shortly before you sell your condominium or your house. Real estate purchase, real estate sale, real estate appraisal and real estate financing, ultimately it all boils down to one goal, real estate as an investment. In addition, you can save taxes with real estate.

Real estate as an investment is one of the most solid, profitable ways to build your own wealth. On a small scale for retirement planning, on a large scale for millions in sales, compared to many other industries. Because:

Living is always done.

If you want to invest in real estate, it depends on one thing above all, the location! Location means 1) that you choose attractive areas, where also appropriate rents are paid and there is little vacancy. But location also means 2) proximity.

The 1st property you own is a lot of work, the 2nd, 3rd, 4th, 5th and yes, even the 6th property is still a lot of work. Of course you can hire a property management company, but many want to do the job themselves. That means in reverse, anytime tenants can call, the heat doesn’t work! The water is not running. A window is broken. The chimney is clogged. Many reasons why you need to get out spontaneously.

The closer your investment objects are, the faster you can act and the less time you have to invest.

But the work is worth it. Because the knowledge that you build up can be profitably used for every other property.

Investment with 20+ units

Capital providers with larger budgets, of course, do not have standardized advice written, as well as for the first property. An investment portfolio of 10 million to be formed differs significantly from a package of 50 million. Who wants to found e.g. a WEG administration, which does not buy under 100 units, and already we speak of 20 million in A-Lage. Again others are more risky, “the main thing is the return”!
